Roof survey in BR1: how it works

The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. Common reasons to book are gaps in the roof where coverings have gone and crumbling chimney pointing or cracked flaunching, on ridges, hips and valleys, natural slate and the roof space.

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point, inside and out.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Roof surveys across BR1: local notes

In BR1, our roof surveys work takes in owners, landlords and managing agents, in Bromley, Chislehurst and Catford and well beyond. Every report comes with photographs and written recommendations.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In BR1, as elsewhere, exposed details are where damage shows first.

Plaistow: With Bromley Palace about 1.2 miles south-east, the area around Plaistow has a long history. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. If you live near a park such as Downham Fields, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Move stored items away from the loft hatch
  • File the report with your home documents
  • Find records of any re-roofing or repairs
  • Let us know about any leaks or stains you’ve seen

Keep the report with your property records. It is a useful baseline for future surveys, and it can help when you sell.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.

What you can safely check yourself

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How we price roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your roof before you book.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • How the loft is reached, if there is one
  • Dates you’re working to, such as exchange
  • The type of building and roof, such as pitched or flat
  • Your postcode, so we can check access and travel

Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. To book, phone 07833 053749 or email us.

What this survey can’t tell you

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • A promise that the roof will not leak in future
  • Whether the roof structure meets design loads
  • What’s under the slates, tiles or felt

What happens if roof problems are left?

Before you put a home on the market, it helps to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect.

What to check before booking

  • Is there a chance to talk the report through?
  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see
  • How long the report takes to arrive

BR1: your questions answered

What if it rains on the day?

A survey can typically go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.

How do I book a survey in BR1?

To arrange a survey, call 07833 053749 or drop us an email and tell us the address and what you need to know. We will confirm the price and find a day that suits.

How experienced are you?

More than 5,000 surveys over 20+ years.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
