Roof surveys for homes and businesses in Chislehurst
We survey roofs in Chislehurst and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or email us. We survey lead flashings, natural slate and flat roofs, and people most often book us about flashings that have come away from the wall and cracked or blistered flat roof coverings.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Chislehurst, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

How the survey works
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In Chislehurst, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Leave side gates unlocked
- Keep pets inside or away from the areas we are looking at

Different roofs, different checks
Chimney stacks
Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- File the report with your home documents
- Let us know about any leaks or stains you’ve seen
- Leave roof access to professionals
- Clear the loft hatch area before we arrive
Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words, with recommendations.
Do not block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.
What we cannot see
We only report whatever is safely visible on the day, so there are some things a survey cannot cover:
- Faults hidden behind ceilings or boarding
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- An exact number of years the roof has left
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before you book. The full list of what we check.

What a roof survey looks like in Chislehurst
Historic houses such as Bromley Palace, about 2 miles south-west, show how far back building in the area around Chislehurst goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
Landlords with a home close to Chislehurst station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces such as Chislehurst Common can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a building like Red Hill Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Common questions in Chislehurst
I let a flat near Chislehurst station. Can you check the roof?
Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or drop us an email and tell us about the building.
Are there drone restrictions around Chislehurst?
Usually it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll explain what’s needed.
Will you climb onto the roof?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.
Can you look at a roof that is joined to next door?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.
Should I look at the roof myself first?
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
