Landlord roof survey in Chislehurst

With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we’re allowed to reach. If you’re worried about chimney stacks in poor repair and cracked or lifting flashings, a survey will tell you what’s going on, on gutters and downpipes, converted houses and flat roofs on blocks alike.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Chislehurst as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photos.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Roof by roof

Gutters and downpipes

Water from failed gutters frequently shows as damp inside. We record what we see.

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

What happens on the day

Every roof is different; as a rough guide, the survey takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we are there. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know as you book.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking before the day
  • Let us know about any leaks, stains or damp patches you know of

Roofs, chimneys and gutters in Chislehurst

With Bromley Palace about 2 miles south-west, Chislehurst sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Chislehurst is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Living close to Chislehurst Common is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you run a business near The Glades, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Chislehurst is about 3 miles north-west of Orpington, in Greater London. In Chislehurst, as across Greater London, every roof gets the same careful survey. Our area takes in places right across Greater London, large and small. Our London page covers surveys nearby.

  • Building height and the viewpoints available
  • House, block, shop or office
  • How big the roof is

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

  • The type of building and roof, such as pitched or flat
  • The reason for the survey, like buying, a leak or storm damage
  • The property’s address and postcode
  • Access details, like a loft hatch or a shared roof

Do you need a landlord roof survey in Chislehurst?

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.

Look out for signs like these:

  • Splits and blisters in flat roof coverings
  • Cracked or leaning shared chimneys
  • Leaking joints at party walls
  • Leaks into upper flats

The streets around a church such as Parish Church The Annunciation Of Blessed Virgin Mary are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before you book any roof surveyor

  • What experience they bring
  • Their insurance cover
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Will they check the loft as well as the outside?

What’s in a roof survey

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we cannot safely see or access
  • The structure in the way a structural engineer would assess it

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What a survey covers and doesn’t.

What we look at

  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Rented houses
  • Converted houses

Chislehurst: your questions answered

I let a flat near Chislehurst station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. You can ring 07833 053749 or email us with the address and a few details.

Is my home in Chislehurst listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

Which days do you carry out surveys?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Can you survey in bad weather?

Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
