How a landlord roof survey works in Longlands
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. We survey converted houses, rented houses and flat roofs on blocks, and people most often book us about blocked gutters over flats and gaps where tiles or slates have slipped.
London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Longlands are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips that help
These tips come from what we see on roofs every week:
- Do not store items over the loft hatch
- Book gutter clearing at least once a year
- Don’t wait for a leak to survey the roof
- Check your lease or ask a solicitor about who pays
The report can feed straight into a maintenance plan. You can start with the urgent items and the rest budgeted for later.
Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.
FAQs for Longlands
Does a conservation area affect roof work in Longlands?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near New Eltham station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Does the report help with maintenance planning?
Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs are not included but it gives contractors a clear brief.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Is Longlands in your area?
Yes, we do. We carry out landlord roof surveys in Longlands.
What a landlord roof survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Responsibility under a lease
- A full building survey of every part of the property
- Confirming asbestos in older roof materials
If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.
Roof types and parts we check
- Flat roofs on blocks
- Converted houses
- Rented houses
- Blocks of flats
- Gutters and downpipes
- Shared roofs
How the survey changes by roof type
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings as far as can be seen safely.
Gutters and downpipes
Water from failed gutters frequently shows as damp inside. We record what we see.
What a landlord roof survey looks like in Longlands
Historic houses like Eltham Palace, about 2 miles north-west, show how far back building in the area around Longlands goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
For an older house near a landmark such as Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near New Eltham station, a roof report helps you deal with small faults before they turn into a call from a tenant.

The survey, step by step
You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. For a visit in Longlands, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- Every defect is photographed and its urgency noted where relevant.
- A written condition report follows to help you plan.
Getting ready for the survey
- Make sure the loft hatch can be reached
- Check we can get to the back of the property
- Agree roof access with the managing agent if it is shared
How to book
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Signs you need a landlord roof survey in Longlands
Shared roofs can fall between owners. Everyone may think someone else is responsible, so maintenance gets put off. An independent report helps everyone see the facts.
A survey makes sense if you’ve noticed:
- Chimney stacks in poor repair
- Flashings that have come away
- Parapets and upstands in poor repair
- Worn ridges, hips and verges
If you live near a park such as Waring Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
Questions to ask before you book
- Which parts of the roof they’ll actually see
- What experience they bring
- Their report turnaround times
- Whether the inside of the roof is included
