What happens if roof problems are left?

Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why us?

  • Thermal imaging and drone inspection where they help
  • Independent findings on the roof’s condition
  • Prices that include VAT
  • Two decades and more of roof surveys

How a chimney survey works in Longlands

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. You get a report with photos and our recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’re worried about staining on walls around the chimney and damaged chimney pots and cowls, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Longlands as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photos.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Surveys for landlords and agents in Longlands

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the chimney stack, with photographs, useful for planning maintenance.

The survey, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand
  • Agree roof access with the managing agent if it is shared

Advice

FAQs for Longlands

Do you survey roofs for landlords with property near New Eltham station?

Yes, rented property is part of what we cover. You can call 07833 053749 or email us with the address and a few details.

How do I find out if my home in Longlands is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you check the chimney is safe to use with a fire?

No. We survey the stack and its weathering, not the flue. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

Do you cover Longlands for chimney surveys?

Yes. We cover Longlands and the rest of Greater London. To book, call 07833 053749 or email us.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

What a survey costs

To price your survey, we look at:

  • Extra roofs, like extensions, dormers or garages
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Helping us price your survey

If you can, have these to hand when you contact us:

  • When you need the report by
  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors

Booking is simple: just phone 07833 053749 or send us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a gas appliance or its flue is safe
  • Hidden sides of a shared stack

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.

What a chimney survey looks like in Longlands

The wider area around Longlands has a long history of building, with Eltham Palace about 2 miles north-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Living close to Waring Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take an older house close to Christ Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For businesses in and around places such as Broadway Shopping Centre, a roof report helps plan work around trading rather than after a leak.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
