Chimney survey in Coldharbour, Greater London
Wondering about the chimney stack at a property in Coldharbour? We carry out chimney surveys in Coldharbour and across Greater London, with plain-English findings.
- Disused chimneys trapping moisture
- Cracked or missing flaunching
- Damp on a chimney breast inside
Why get it checked now?
If you’re thinking of removing or reducing a stack, it is useful to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.
Why us?
- Thermal imaging and drones used where they help
- A photo-illustrated written report

About our chimney survey in Coldharbour
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check what can safely be seen and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. You get a photo-illustrated written report and what we recommend. We survey brick chimney stacks, lead flashings and flaunching, and people most often book us about bricks with flaking faces and flashings pulling away from the stack.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Coldharbour with this kind of roof, the hidden gutter is one of the first things to check.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

DIY checks: what’s safe
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
What a survey costs
Our packages start from £150, with VAT included. The price for your roof depends on:
- Whether it’s a home or a commercial building
- Features like valleys, chimneys, dormers and parapets
- The use of thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.
Getting in touch
Getting the details right at the start saves time. Please include:
- Where water is showing inside, if it is
- The style of property, from a terrace to a block

- The address and postcode of the property
To arrange a survey, ring 07833 053749 or drop us an email and let us know the address and what’s prompted the survey. We will confirm the price before you book.
Chimney surveys in Coldharbour: local notes
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Eltham Palace, about 1.1 miles north, is one of the historic houses in the wider area around Coldharbour. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
If you live in an older home near St Alban, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Mottingham station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Mottingham Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What this survey can’t tell you
It’s a careful look at the chimney stack, not the whole story. The main limits are:
- Hidden sides of a shared stack
- Conditions inside walls
- Whether the flue is safe to use
If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- Chimney breasts
- Brick chimney stacks
- Lead flashings
- Shared and party-wall stacks
- Flaunching
- Chimney pots and cowls
Surveys for landlords and agents in Coldharbour
We survey roofs for landlords and agents as well as homeowners. A report with photographs gives you a clear record of the chimney stack.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Coldharbour questions
Is my home in Coldharbour listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Mottingham station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
What happens next?
The report arrives by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
How much is a survey?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
How can you see the top of the stack?
We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. Any area we couldn’t view is noted.
Is a chimney survey the same as a flue inspection?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
What we do, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It usually takes about one to two hours at a house, as part of a look at the roof around the stack. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when you book.
- You tell us whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
Preparing for the visit
- Show us where any leaks or stains appear
- Dig out any old roof reports or invoices
- For flats, make sure roof access has been agreed
