Local roofs in Foxbury
With Eltham Palace about 2.6 miles north-west, Foxbury sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.
For landlords with property near Sidcup station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Chislehurst School for Girls will know that large buildings have long gutter runs and big roofs that need checking like any other.

Chimney survey in Foxbury
Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. If you’re worried about loose, cracked or missing pots and redundant stacks capped without ventilation, we can find out what’s behind it.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Foxbury as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.
After the visit, you get a written report with photographs, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

Roof by roof
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.
Chimney breasts and the loft
Damp patches on chimney breasts often point to a problem above. We check them and at the stack in the loft where there is safe access.
Landlord and commercial surveys in Foxbury
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the chimney stack, with photos, which helps you plan work between tenancies.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
Common questions in Foxbury
I let a flat near Sidcup station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.
Is parking a problem for a survey in Foxbury?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
What causes damp on a chimney breast?
Typically it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
What does the report include?
A written report with photographs, covering the condition of the chimney stack, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.
Honest limits
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Whether a gas appliance or its flue is safe
- Conditions inside walls
- A structural engineer’s assessment
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey before you book. What a survey covers and doesn’t.
Roofs we survey in Foxbury
- Shared and party-wall stacks
- Flaunching
- Brick chimney stacks
- Chimney breasts
- Chimney pots and cowls
- Lead flashings
What we’re asked to look at in Foxbury
Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.
It’s worth booking a survey if you’ve seen:
- Spalled or crumbling bricks
- Staining on walls around the chimney
- Damaged chimney pots and cowls
- Unused flues sealed without airflow
The streets around a church such as Christ Church are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
What to check before booking
- Their report turnaround times
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What exactly goes into their report
- What they will not be able to tell you
How it works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. In Foxbury, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Show us where any leaks or stains appear
- If you are buying, let the agent know when we’re coming
