Roof surveys across SE3: what to expect
Everything we check, we check safely: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. Typical surveys look at condensation or damp timbers in the loft and loose chimney pots, across the roof space, natural slate and ridges, hips and valleys.
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.

Homes and roofs across SE3
In SE3, our roof surveys work takes in owners, landlords and managing agents, from Greenwich, Westcombe Park and Well Hall to the quieter places in between. Each report sets out what was seen, with photographs and recommendations.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. SE3 is part of that mix.
Blackheath: For landlords with property near Blackheath station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like All Saints' Church of England Primary School Blackheath will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
How the survey changes by roof type
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly, and they can crack.
What affects the price in SE3
A few things affect what a survey costs:
- The shape of the roof and its details
- The number of roofs, including extensions and garages
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
What to let us know when you contact us
A few details help us recommend the right survey and price. When you contact us, let us know:
- Whether there is a loft hatch, a shared roof or tricky access
- What kind of property and roof it is
- The property’s address and postcode
- Your timetable, such as an exchange date
Not sure which survey you need? It is easiest to phone 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.
Landlords, agents and block managers in SE3
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Why roofs fail
Flashings seal the joints where a roof meets a wall or chimney. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Missing lead is not unusual either, as thieves target it.
Things that often lead to a survey include:
- Leaking gutter joints and downpipes
- Slates or tiles that have slipped or broken
- Cracked or blistered flat roof coverings
- Worn or blocked valleys
Common questions in SE3
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Do you carry out asbestos surveys?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Do you go up on the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.
