Gutter survey in Blackheath: what you get
We carry out gutter surveys in Blackheath as part of our cover across London and South East England. On the day, we inspect whatever is safely visible from the ground, windows, the loft space and the roof where it’s safe. A visit usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. The written report follows, with photographs and recommendations. If you are worried about valley or box gutters that overflow inside and soffits marked by water, we can find out what’s behind it, on downpipes, outlets and hoppers and eaves gutters alike.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Blackheath, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What we can’t see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Blockages deep inside downpipes
- Confirming asbestos in older rainwater goods
- Rot or damp concealed behind fascias or inside walls
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.
Roof types and parts we check
- Downpipes
- Fascias and soffits
- Eaves gutters
- Parapet and box gutters
- Outlets and hoppers
- Valley gutters
Leave it or get it looked at?
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. In Blackheath, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Blackheath questions
Do you survey roofs for landlords with property near Blackheath station?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or drop us an email with the details.
Is parking a problem for a survey in Blackheath?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Is Blackheath in your area?
Yes. We survey roofs across London and South East England, Blackheath included.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Will you look at parapet and box gutters as well?
Yes, where it’s safe to see them. We use the ground, windows, the loft space and the roof where it’s safe and a drone where applicable.
The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about 1–2 hours for a house, though large, tall or awkward roofs take more time. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First, you tell us what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The loft space is checked for water marks if it’s safe to get into.
- The findings are written up with photographs and recommendations.
Getting ready for the survey
- Clear the way to the loft hatch
- Let us know about any leaks, stains or damp patches you know of
- For flats, make sure roof access has been agreed
Book a survey
Booking is simple: just call 07833 053749 or drop us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.
Related advice
Can I check my roof myself?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Roof by roof
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Missing lead is something we check for too.
Fascias and soffits
Overflowing water stains soffits and rots timber. We check them along with the gutters.
Local roofs in Blackheath
The wider area around Blackheath has a long history of building, with Queen's House about 0.9 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as All Saints' Church of England Primary School Blackheath, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Blackheath station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to Church of All Saints: old fixings, lead flashings and tall chimneys are typical of older roofs.
