About roof surveys in SE13
There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey clay and concrete tiles, natural slate and lead flashings, and common reasons people get in touch are loose ridge or hip tiles and slates or tiles that have slipped or broken.
Once we’ve finished looking, we write up our findings as a report with photos, emailed to you. As for time on site, it normally takes between one and two hours for most houses, and more on a big or complicated roof.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a written report with photos and recommendations.

Roofs, chimneys and gutters across SE13
From St Johns, Lewisham and Hither Green to smaller places, people across SE13 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. SE13 is part of that mix.
St Johns: If you live near a park such as Brookmill Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. For businesses in and around places like Lewisham Shopping Centre, a roof report helps plan work around trading rather than after a leak.
What we are asked to look at in SE13
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.
Typical things we’re asked to look at include:
- Worn lead at chimneys and abutments
- Blocked, sagging or leaking gutters
- Cracked mortar along the ridge
- Torn or sagging underlay
Roof by roof
Natural slate
Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Rented homes, blocks and businesses
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or use the contact form.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Checking the roof from the ground
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Tips that help
These tips come from what we see on roofs every week, before and after a survey:
- Have details of recent roof work to hand
- Clear the loft hatch area before we arrive
- Photograph stains when they appear
- Let us know about past leaks
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.
Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
SE13 questions
Does this replace a RICS home survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and does not include calculations.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a report with photos and recommendations.
What if it rains on the day?
Light rain is typically fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
