Roof surveys across SE7: what to expect
Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey lead flashings, natural slate and flat roofs, and common reasons people get in touch are cracked or blistered flat roof coverings and gaps in the roof where coverings have gone.
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes roughly 1–2 hours for a house, or half a day or so for a commercial building.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- We email a written report with photos and recommendations.

Homes and roofs across SE7
From Woolwich, Westcombe Park and Charlton to smaller places, people across SE7 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in SE7 are where it normally shows.
Charlton: With Queen's House about 1.9 miles west, the area around Charlton has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Landlords with a home close to Charlton station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Common roof problems in SE7
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It is often mistaken for a leak.
Things that often lead to a survey include:
- Ridge tiles that have lifted or moved
- Gutters that overflow in heavy rain
- Crumbling chimney pointing or cracked flaunching
- Torn or sagging underlay
What affects the cost of roof surveys
When we price a survey, we consider:
- Roof area
- How tall the building is and how easy the roof is to see
- Whether it is a home or a commercial building
- Which survey package you book
Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.
Getting in touch
You don’t need to know any roofing terms. It is enough to let us know:
- Where water is showing inside, if it is
- What made you get in touch
- Pictures from the garden or a window, if you have them
- Your timetable, such as an exchange date
Getting a price is simple: just ring 07833 053749 or use the contact form and give us some details about the property and we’ll suggest the right survey. We confirm the price before anything is booked.
What a survey does not cover
Before you book, it is worth knowing what a survey won’t do:
- Whether the roof structure meets design loads
- Faults hidden behind ceilings or boarding
- A promise that the roof won’t leak in future
Leave it or get it looked at?
Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.
What to check before booking
- Will they check the loft as well as the outside?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Which parts of the roof they’ll actually see
- Whether you can ask questions once you have the report
Different roofs, different checks
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.
Lead flashings and valleys
Flashings and valleys are where many leaks start. That’s why we look at them closely.
FAQs for SE7
What’s covered in a roof inspection?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there is safe access. You get a photo-illustrated written report and recommendations.
How long does a roof survey take?
The visit typically takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.
Do you go up on the roof?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
Can you look at a roof that’s joined to next door?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
What if it rains on the day?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
