Gutter surveys around Charlton

Queen's House, about 1.9 miles west, is one of the historic houses in the wider area around Charlton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Charlton is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Living close to Charlton Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Take a building like Thorntree Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Gutter survey in Charlton

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, but we flag anything that could contain it. If you’ve noticed gutters packed with leaves or moss and choked outlets or hopper heads, a survey will tell you what’s going on, on outlets and hoppers, eaves gutters and fascias and soffits alike.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Charlton has one, it needs checking from somewhere that can actually see it.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Your questions about gutter surveys in Charlton

How do I find out if my home in Charlton is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

I let a flat near Charlton station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

What’s the price of a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your building, phone 07833 053749 or send us an email.

How long will you be on site?

It typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. You will know roughly how long when we arrange the visit.

Will the survey check for asbestos?

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about 1–2 hours for most houses, though large, tall or awkward roofs take more time. Surveys in Charlton can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, you let us know what you’ve seen, such as overflows or damp.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the roof space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

How to prepare

  • Let us know where we can park nearby

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Don’t leave hidden gutters out of a clear-out
  • Watch ceilings under valley gutters for fresh marks
  • Look for green streaks or damp patches on walls
  • Leave gutter checks at height to someone equipped for it

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is usually after the leaves have dropped. Clean gutters can do their job.

DIY checks: what’s safe

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Do you need a gutter survey in Charlton?

Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

People typically book a survey when they’ve noticed one of these:

  • Leaks at the gutter joints
  • Choked outlets or hopper heads
  • Leaves and moss blocking gutters
  • Soffits marked by water

Landlords with a home close to Charlton station may find that a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • What insurance they carry
  • How they plan to inspect the roof safely
  • How much experience they have with roofs like yours
  • Is VAT included in the price?
