About our gutter survey in New Charlton
Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey outlets and hoppers, fascias and soffits and parapet and box gutters, and the problems we’re asked to look at most are valley or box gutters that overflow inside and hoppers and outlets full of debris.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In New Charlton, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- What’s hidden inside a downpipe
- Underground drains, which need a CCTV drain survey
- Parts of gutters that cannot be seen safely
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Make sure downpipe clips are holding
- Watch for green marks down the brickwork
- Have overhanging branches cut back
- Check for spilling water in a downpour
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.
Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

What we look for on each type of roof
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. It is inspected as far as safe access allows.
Why act early in New Charlton
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
Why us?

- We hold a CAA Flyer ID and Operator ID
- An independent look at the roof
- Over 5,000 surveys carried out
How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. For a visit in New Charlton, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from ground level, windows, the loft and, where it’s safe, the roof itself.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- Tell us about any leaks, stains or damp patches you know of
- Let us know about parking near the property
- Keep pets out of the way during the survey

Advice
Checking the roof from ground level
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Gutter surveys in New Charlton: local notes
With Queen's House about 1.8 miles west, New Charlton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to Charlton station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces such as Thames Barrier Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. The streets around a church such as St Catherine Labouré are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
