Need a roof leak investigation in New Charlton?

Leave it or get it looked at?

Damp loft insulation loses much of its value. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

About our roof leak investigation in New Charlton

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from every safe viewpoint. Common reasons to book are staining around the chimney inside and wet patches high on an inside wall, on lead flashings, slate and tile slopes and flat roof details.

London’s Victorian and Edwardian roofs have frequently been repaired many times. Insurers normally exclude wear and tear, so it helps to know whether damage is old or new. That’s as true in New Charlton as anywhere in London. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

Where we cannot see part of the leaking roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a London area like New Charlton, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Leave side gates unlocked
  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed

Common questions in New Charlton

Do you cover New Charlton?

Yes, New Charlton is within the area we cover. Our area covers London and the South East. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Does a conservation area affect roof work in New Charlton?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Can you trace a leak in dry weather?

In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.

Will you photograph what you find?

Yes. The report includes photos of what we found.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

New Charlton roofs and the weather

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these roof types has its own typical places for water to get in. Historic houses like Queen's House, about 1.8 miles west, show how far back building in the area around New Charlton goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you look after a building such as Royal Greenwich Trust School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Shop and office owners around Gallions Reach Shopping Park may find that water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. For landlords with property near Charlton station, tracing a leak quickly matters when a tenant is living with it.

What a roof leak investigation doesn’t cover

Before booking, it’s worth knowing what a survey won’t do:

  • Plumbing leaks that look like roof leaks
  • A promise to find every leak on a single visit
  • The repair itself (the investigation finds and reports the cause)

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

How we price roof leak investigations

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Which survey package you book
  • Whether it is a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Booking your survey

What helps most when you contact us:

  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel
