How a roof leak investigation works in Westcombe Park

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are checked from wherever it is safe. Our report shows what we found, with photos. If you’re worried about drips from nail tips in a cold loft and wet patches on loft insulation, we can find out what’s behind it, on rooflights and dormers, slate and tile slopes and the roof space alike.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers normally exclude wear and tear. A careful look in Westcombe Park tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

Roof leak investigations around Westcombe Park

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Different coverings let water in at different points, which shapes where the search starts. The wider area around Westcombe Park has a long history of building, with Queen's House about 1 mile west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Halstow Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you run a business near Lewisham Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. The streets around a church like St George's Church are frequently among the oldest in a place, and if your house is among the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Roof by roof

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check.

What happens on the day

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours, more where the leak is intermittent or the roof is large. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Tips from our surveys

These tips come from what we see on roofs every week, before and after a survey:

  • Put a bucket under the drip and move valuables
  • Check the loft is accessible
  • Let us know if there are tanks or pipes in the loft
  • Do not touch fittings that water is reaching

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that isn’t clear.

Keep gutters, valleys and outlets clear, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

FAQs for Westcombe Park

Is Westcombe Park in the area you cover?

Yes, Westcombe Park is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Westcombe Park listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What does a roof survey cost?

Our price is from £150, including VAT. You’ll know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or drop us an email.

Do you survey on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

What should I do before you arrive?

Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, plus details of past repairs. Keep catching drips and keep water away from electrics.

How long does a roof leak investigation take?

On site, it usually takes between one and two hours, more where the leak is intermittent or the roof is large. Report times depend on the package.

Will I get photos?

Yes. Photographs are part of every report.

What a survey costs

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • How tall the building is and how easy the roof is to see
  • Whether it is a home or a commercial building

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Photos of the roof, taken safely from the ground or a window
  • Where the property is, with the postcode
  • Your timetable, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Roof leak investigation starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Leave it or get it looked at?

Patching the spot above the stain often does not work. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work, so the repair is aimed at the right place. In Westcombe Park, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.
