Roof survey in SE10: how it works

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey the roof space, chimney stacks and ridges, hips and valleys, and people most often book us about leaking gutter joints and downpipes and torn or sagging underlay.

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

What you’ll pay

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Roof surveys across SE10: local notes

SE10 has everything from older homes with tall chimneys to modern estates. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later, wherever they are in SE10.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In SE10, as elsewhere, exposed details are where damage shows first.

Greenwich: If you look after a shop, office or commercial unit, for instance near Lewisham Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For site and facilities teams at buildings such as Meridian Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Leave it or get it looked at?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot.

Before you book any surveyor

  • Whether the price includes VAT
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?
  • What’s outside the scope of the survey

Prices for roof surveys in SE10

All our prices include VAT. The things that change the price are:

  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • The size of the roof
  • House, block, shop or office

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Booking your survey

A little information up front helps. It is useful to include:

  • Where the property is, with the postcode
  • The style of property, from a terrace to a block
  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A structural engineer’s report
  • How the roof will behave in every kind of weather
  • Confirmation of asbestos in soffits or cement sheets

Landlord and commercial surveys in SE10

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant.

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or drop us an email.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Questions from SE10

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Will the report say how many years my roof has left?

We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.
