Greenwich Gutter Survey

Gutter surveys in Greenwich from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.

  • Brackets that have dropped or snapped
  • Overflowing eaves gutters
  • Fascia boards damaged by overflowing water

Need a gutter survey in Greenwich?

Do you need a gutter survey in Greenwich?

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

Here are some of the things we see frequently:

  • Brackets that have dropped or snapped
  • Rotten fascias or stained soffits
  • Water backing up from a hidden gutter
  • Gutters full of debris and silt

Living close to Island Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Choosing a roof surveyor

  • What the survey will not cover
  • Which parts of the roof they’ll actually see
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one

What’s in a roof survey

Gutter surveys for homes and businesses in Greenwich

We survey gutters and rainwater systems in Greenwich and right across London and South East England. We inspect everything we can see safely from ground level, windows, the roof space and the roof where it is safe. Time on site typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. The written report follows, with photographs and recommendations. We survey parapet and box gutters, valley gutters and downpipes, and people most often book us about overflowing valley or parapet gutters and fascia boards damaged by overflowing water.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Greenwich, as across London, that’s why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

Where we can’t see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Questions from Greenwich

Can a landlord with a rental near Maze Hill station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Will parking be an issue for a roof survey in Greenwich?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Does the season matter for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

Do you survey underground drains?

No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.

Do you work in Greenwich?

Yes. Greenwich is part of the area we cover.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Honest limits

To be straight with you, there are limits to any roof survey:

  • The inside of buried drains
  • Hidden sections we can’t view safely
  • Damage hidden inside walls or behind boards

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey. The full list of what we check.

What we check

  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes
  • Eaves gutters
  • Valley gutters

Tips from our surveys

Over many surveys, some simple habits stand out:

  • Make sure downpipe clips are holding
  • Have gutters cleared at least once a year
  • Check the loft with care after heavy rain
  • Keep climbers away from the eaves

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Less debris means fewer blocked outlets.

How it works

Every roof is different; as a rough guide, the survey takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. If you have questions on the day, just ask. Surveys in Greenwich can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand
  • Make a note of anything you’d like us to look at

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window. To get started, phone 07833 053749 or send us an email.

Gutter surveys around Greenwich

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Queen's House, about 0.2 miles north-west, is one of the historic houses in the wider area around Greenwich. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building like Meridian Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Maze Hill station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we look for on each type of roof

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
