When to book a survey in Isle of Dogs

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up once the paint has worn away.

Look out for signs like these:

  • Leaves and moss blocking gutters
  • Blocked outlets and hoppers
  • Valley or box gutters that overflow inside
  • Overflowing eaves gutters

If you live near a park like Mudchute Park and Farm, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Before you book anyone

  • Their track record with similar roofs
  • Are they insured for the work?
  • Will they check the loft as well as the outside?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What to expect from a roof survey

Gutter survey in Isle of Dogs

Eaves gutters at the front of a building are easy to spot but lots of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely, from the ground, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. If you’ve noticed joints that drip after rain and gutters full of debris and silt, a survey will tell you what’s going on, whatever the roof.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Isle of Dogs has one, it needs checking from somewhere that can actually see it.

The report records the gutter as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Isle of Dogs questions

Is parking a problem for a survey in Isle of Dogs?

Sometimes, yes. If Isle of Dogs has controlled parking where you are, a visitor permit is the easiest answer.

Does a conservation area affect roof work in Isle of Dogs?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

Will you go up on the roof?

Only if it’s safe. We inspect what can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

Do you survey at weekends?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, ring 07833 053749 or drop us an email.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What a survey costs

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • How big the roof is
  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey
  • The height of the building and how the roof can safely be seen

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What we need to know

Before you get in touch, it’s useful to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat

Most bookings start with a short call: call 07833 053749 or send us an email. You’ll have a price before anything is arranged.

How it works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a London area like Isle of Dogs, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. You get a photo-illustrated written report and recommendations.

How to prepare

  • If you are buying, let the agent know when we are coming
  • Dig out any old roof reports or invoices
  • For a flat or shared roof, check access with the building owner or managing agent

Why get it checked now?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Hidden sections we can’t view safely
  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

Gutter surveys around Isle of Dogs

With Queen's House about 0.8 miles south-east, Isle of Dogs sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Landlords with a home close to Greenwich station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Harbinger Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
