What we are asked to look at in Isle of Dogs

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Missing or slipped insulation can stand out as temperature differences, particularly when it’s warm inside and cold outside.

These are some of the problems a survey can pick up:

  • Damp around chimneys and parapets
  • Damp that repairs haven’t cured
  • Areas of a flat roof that may hold water
  • Ceilings that feel colder in places

Isle of Dogs is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book, as a space near the door cannot be promised.

Before you book any roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether VAT is added on top
  • Whether you can ask questions once you have the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

Thermal roof survey in Isle of Dogs

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. The camera does not see water itself, so findings are checked with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed gaps in loft insulation and moisture around outlets and upstands, a survey will tell you what’s going on, whatever the roof.

Many London roofs are hidden from the pavement: valley gutters behind parapets, dormers and flat-roofed rear additions. That is where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours at most homes, and longer for a large or complex roof. Surveys in Isle of Dogs can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. The report sets out the images, what they suggest and what we recommend.

Flying and imaging in Isle of Dogs

Isle of Dogs is about 1 mile from the restricted area over the Isle of Dogs, where drone flights need permission from NATS. If the drone is used for your survey, the address is checked against it before any flight. Within a mile and a half or so of Isle of Dogs there are several hotels. If you look after one, a large roof can be surveyed without guests having anyone working above them.

For hotels and guest houses around Isle of Dogs, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. Take an older house close to Church of St Nicholas: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Isle of Dogs is about 1 mile north-west of Greenwich, in Greater London. Anywhere in Isle of Dogs, we can come and survey your property. Our area takes in places right across Greater London, large and small.

Tips from our surveys

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Tips:

  • Clear a path to the loft hatch before we arrive
  • Ask us about the forecast if rain is expected
  • Use the report as a baseline for later checks
  • Leave the roof to people with safe access

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Roof area
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £400, including VAT.

Booking your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • What made you get in touch
  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block

A quick phone call is normally the easiest start: call 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Why get it checked now?

A damp patch that keeps coming back typically has a cause that hasn’t been found. Combining the camera with moisture readings can help find it, rather than more guesswork. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Why book with us

  • 5,000+ roofs surveyed
  • Professional indemnity and public liability insurance
  • 98% customer satisfaction
  • Independent findings on the roof’s condition

Read our cost guide or our case studies.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Common questions in Isle of Dogs

Is drone flying allowed in Isle of Dogs?

The answer turns on the exact location and the conditions on the day. Isle of Dogs is about 1 mile from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Isle of Dogs is about 1 mile from the restricted area over the Isle of Dogs, where drone flights need permission from NATS. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Will parking be an issue for a roof survey in Isle of Dogs?

Parking in Isle of Dogs, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or use the contact form.

Is thermal imaging useful on pitched roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

How long is the visit?

Most surveys take roughly 1–2 hours for most houses, and longer for a large or complex roof. We’ll confirm the timing when you book.
