Thermal roof surveys for homes and businesses in North Greenwich

A thermal camera can help when the cause of damp is not obvious. Leaks frequently run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. We survey pitched roof slopes, insulated roof spaces and flat roofs, and people most often book us about damp patches with no obvious cause and gaps in loft insulation.

London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in North Greenwich is checked before any drone flight, and permission is never taken for granted.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether the deck or roof structure is strong enough
  • Proving moisture from the images alone
  • An energy rating for the building

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Thermal roof surveys in North Greenwich: local notes

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Steep or complicated roofs are often hard to see from ground level, which is where photos from the air and thermal images help. The flight restriction zone around London City Airport comes within about 1 mile of North Greenwich. Where the drone is part of the survey, we check the exact boundary for the address before flying.

Historic houses such as Queen's House, about 0.8 miles south-east, show how far back building around North Greenwich goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings. Anyone responsible for a site like Harbinger Primary School will know that a view from above covers a wide roof far faster than walking it.

FAQs for North Greenwich

Is parking a problem for a survey in North Greenwich?

It can be, so it is useful to let us know about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Is drone flying allowed in North Greenwich?

The answer turns on the exact location and the conditions on the day. North Greenwich is about 1 mile from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over the Isle of Dogs, where drone flights need permission from NATS, is about 1 mile from North Greenwich. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

Does the report include photographs?

Yes. Photos are part of every report, so you can see each point for yourself.

How do I book a survey in North Greenwich?

Just phone 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Getting ready for the survey

Advice

Different roofs, different checks

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and can’t be read from them.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there’s a pattern around them.

What we’re asked to look at in North Greenwich

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where it applies and a same-day report, which helps when timescales are tight.

Here are some of the things we see often:

  • Wet insulation beneath the membrane
  • Damp that repairs haven’t cured
  • Leaks that are hard to trace
  • Wet areas near outlets and upstands

For businesses in and around places such as Surrey Quays Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most.
