Thermal imaging roof survey in Millwall, Greater London
Thermal imaging to find moisture and heat loss patterns in a roof for Millwall, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Damp that repairs haven’t cured
- Cold spots on ceilings under the roof
- Leaks that are hard to trace
What we’re asked to look at in Millwall
On big commercial and residential flat roofs, thermal imaging helps owners plan. It can suggest which areas may be wet and which seem dry, so moisture readings can be targeted.
Look out for signs like these:
- Damp patches with no obvious cause
- Damp around roof outlets and upstands
- Cold spots on ceilings under the roof
- Damp where roofs meet walls and chimneys
Queen's House lies about 0.9 miles south-east, so building around Millwall goes back a long way. Older roofs nearby can be steep and hard to see from the ground, and a survey from the air or with a thermal camera doesn’t touch the roof itself.
What to check before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- How long the report takes to arrive
- Their track record with similar roofs
- Whether the inside of the roof is included
How a thermal roof survey works in Millwall
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. You can call 07833 053749 or drop us an email with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. Typical surveys look at leaks that are hard to trace and damp around chimneys and parapets, across loft conversions, insulated roof spaces and pitched roof slopes.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building when you book. The extra view helps most on steep slopes, tall stacks and rear additions.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Tips that help
These tips come from what we see on roofs every week:
- Keep dated photos of any marks on ceilings
- Ask us about the forecast if rain is expected
- Don’t switch the heating off before the visit
- Keep a record of when stains appear
If you are buying, the report gives you specific points to raise with the seller or agent. It’s your decision how to use it, whether that is asking for work or discussing the price.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
What this survey cannot tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Confirming water without moisture readings
- An energy rating for the building
- A structural engineer’s assessment
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What our survey covers.
What this survey covers
- Ceilings below the roof
- Commercial roofs
- Loft conversions
- Pitched roof slopes
- Flat roofs
- Insulated roof spaces
What we look for on each type of roof
Single-ply and EPDM roofs
Many single-ply and EPDM roofs sit on insulation boards. Wet boards can show as temperature differences on the images.
Pitched slate and tile roofs
Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for a house, with bigger or more complicated roofs taking longer. You’re welcome to ask questions while we are there. In Millwall, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Leave a clear route to the loft
- Make sure we can get to the back of the property
Arrange a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.
Advice
FAQs for Millwall
Can parking be tricky for a visit in Millwall?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Are there drone restrictions around Millwall?
That depends on where the roof is and on the weather. The flight restriction zone around London City Airport comes within about 1 mile of Millwall. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over the Isle of Dogs, where drone flights need permission from NATS, is about 1 mile from Millwall. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Can you survey at the weekend?
We carry out surveys on any day of the week. To find a day that suits you, ring 07833 053749 or use the contact form.
How long does the survey take?
Most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. We will confirm the timing as you book.
What do I do with the report?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Is Millwall in your area?
Yes. We cover Millwall and the rest of Greater London. For a price, phone 07833 053749 or email us.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Why act early in Millwall
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £400, including VAT.
