Thermal Roof Survey in Greenwich
Thermal roof surveys in Greenwich, backed by more than 20 years’ experience. Every survey ends with a written report and photos.
- Areas losing heat at the eaves and junctions
- Wet insulation beneath the membrane
- Stains that keep coming back
How a thermal roof survey works in Greenwich
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it’s warm inside and cold outside. The report shows the images and explains what they may mean. We don’t give energy ratings or heat loss calculations. If you’re worried about moisture around outlets and upstands and ceilings that feel colder in places, we can find out what’s behind it.
London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Greenwich as anywhere. Let us know about the building and access when you book. The extra view helps most on steep slopes, tall stacks and rear additions.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How it works
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Surveys in Greenwich can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First we discuss the roof, any damp and the forecast for the visit.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Preparing for the visit
- Jot down any questions you want answered
- Leave side gates unlocked
- Agree roof access with the managing agent if it is shared
How to book
If you are buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

Drones, thermal imaging and Greenwich roofs
Greenwich has a number of hotels within about a mile and a half. If you look after one, a large roof can be surveyed without guests having anyone working above them. Historic houses such as Queen's House, about 0.2 miles north-west, show how far back building in the area around Greenwich goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
For businesses in and around places like Lewisham Shopping Centre, thermal images can show trapped moisture across a wide commercial roof. Anyone responsible for a site like Meridian Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Greenwich: your questions answered
Is my home in Greenwich listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will parking be an issue for a roof survey in Greenwich?
Parking in Greenwich, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
What happens next?
We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Will you photograph what you find?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
What’s in the survey report?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Which days do you carry out surveys?
We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or email us.
Checking the roof from ground level
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Signs you need a thermal roof survey in Greenwich
Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when it’s warm inside and cold outside.
We’re often asked to look at:
- Damp where roofs meet walls and chimneys
- Wet insulation beneath the membrane
- Damp around roof outlets and upstands
- Ceilings that feel colder in places
For a London address like Greenwich, it helps to know about controlled parking before the day, along with any off-street space.
Choosing a roof surveyor
- Their insurance cover
- When you’ll get the report
- What the survey won’t cover
- Whether VAT is in the quoted price
For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it as you book and we’ll plan the survey around it.
Why act early in Greenwich
Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. In Greenwich, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
Prices quoted always include VAT, and the report isn’t charged as an extra. Thermal roof survey starts from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Practical tips
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Tell us where and when you’ve seen damp or stains
- File the images with your roof records
- Ask us about the forecast if rain is expected
- Photograph damp patches with the date
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.
