Thermal Roof Survey in Vanbrugh Park Estate
Thermal roof surveys in Vanbrugh Park Estate and the rest of Greater London. We survey on any day of the week.
- Thin or uneven insulation in the roof
- Damp around roof outlets and upstands
- Possible trapped moisture under a flat roof covering
What we look for on each type of roof
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
Thermal roof surveys for homes and businesses in Vanbrugh Park Estate
Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. You can phone 07833 053749 or email us with the address and a note of what you’ve noticed. Larger commercial roofs are quoted for their size. We survey flat roofs, ceilings below the roof and pitched roof slopes, and people most often book us about water getting in at parapets and stacks and leaks far from where the stain appears.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Vanbrugh Park Estate, the address is checked against all of them, and where permission is needed, the flight waits for it.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Vanbrugh Park Estate: your questions answered
Can you fly a drone over a roof in Vanbrugh Park Estate?
The answer turns on the exact location and the conditions on the day. Vanbrugh Park Estate is about 1 mile from the edge of the flight restriction zone around London City Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in strong wind or heavy rain.
Will parking be an issue for a roof survey in Vanbrugh Park Estate?
It depends on the street. If Vanbrugh Park Estate has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
How long will you be at the property?
That depends on the size and shape of the roof; most visits take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report is sent afterwards by email.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Is this a RICS survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Does the weather affect a thermal survey?
The weather makes a real difference. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Tips that help
Most of what helps is simple and safe from ground level. A few suggestions:
- Tell us where and when you’ve seen damp or stains
- Remember the conditions on the day affect the results
- File the images with your roof records
- Keep the heating on as usual before a heat loss survey
Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, with our recommendations. With a Premium Survey, you get the report the same day.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the roof space.

The survey, step by step
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take between one and two hours for a house, and longer for a large or complex roof. In Vanbrugh Park Estate, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.
- You let us know about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
How to prepare
- For a flat or shared roof, check access with the freeholder or managing agent
- Unlock side gates and any roof access doors
- Have any paperwork from past roof work to hand

Advice
What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Do you need a thermal roof survey in Vanbrugh Park Estate?
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.
Look out for signs like these:
- Wet insulation beneath the membrane
- Damp that repairs haven’t cured
- Thin or uneven insulation in the roof
- Ceilings that feel colder in places
For an older house near a landmark such as St John the Evangelist's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
Before you book anyone
