Common roof problems in Vanbrugh Park Estate
People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof cannot be seen from the street.
These are some of the problems a survey can pick up:
- Flashings that have come away
- Splits and blisters in flat roof coverings
- Damp or stains in top-floor flats
- Worn ridges, hips and verges
Shop and office owners around Lewisham Shopping Centre may find that a roof report helps plan work around trading rather than after a leak.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- Whether the loft is part of the inspection
- Whether they hold professional indemnity and public liability insurance
- Their drone registration, if they fly one
About our landlord roof survey in Vanbrugh Park Estate
A landlord roof survey covers the usual parts of a roof: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. We survey converted houses, rented houses and blocks of flats, and the problems we are asked to look at most are parapets and upstands in poor repair and damp or stains in top-floor flats.
London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Vanbrugh Park Estate as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Tips from our surveys
There’s plenty you can do without going near the roof. What helps most:
- Don’t wait for a leak to survey the roof
- Keep past survey reports with the building’s records
- Ask your managing agent about lease terms
- Ask residents to report damp straight away
We don’t advise on leases or who should pay. Our report sets out the roof’s condition to help those discussions.
Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.
Questions from Vanbrugh Park Estate
Does a conservation area affect roof work in Vanbrugh Park Estate?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Maze Hill station book a roof survey?
Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building, including who will give access on the day.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you survey roofs shared between flats?
Yes, we survey shared roofs frequently. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Is the report suitable for a maintenance plan?
Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.

What else we do in Vanbrugh Park Estate
The survey, step by step
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. Most visits take an hour or two for a house, and longer for a block or a building with several roofs. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Vanbrugh Park Estate moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- First, we confirm the roofs and areas to be surveyed.
- Access to flats and the loft space is arranged with you ahead of time.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Defects are photographed and their urgency noted.
- The report sets out condition and recommendations to help you plan.
Before we arrive
- Let us know about parking near the property
- Tell us about any leaks, stains or damp patches you know of
- Have keys ready for side gates, garages or roof access doors
Arrange a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or email us.
Advice
What affects the price in Vanbrugh Park Estate
Our packages start from £150, inc. VAT. What you pay for your roof depends on:
- The size of the roof
- How tall the building is and how easy the roof is to see
- The shape of the roof and its details

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
Getting in touch
We will normally ask about:
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
- When you need the report by
- Pictures of the roof from a safe spot, if you have them
Most bookings start with a short call: phone 07833 053749 or drop us an email. The price is agreed before a date is set.
DIY checks: what’s safe
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Local roofs in Vanbrugh Park Estate
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Vanbrugh Park Estate is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 0.7 miles west lies Queen's House, a reminder of how long the area around Vanbrugh Park Estate has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Living close to East Greenwich Pleasaunce is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take an older house close to St John the Evangelist's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
