Questions from Charlton

Is my home in Charlton listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Charlton station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What if it rains on the day?

A survey can usually go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates, but contractors can price from it.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How a landlord roof survey works in Charlton

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them and the loft where access is safe. If you are worried about leaking joints at party walls and damp or stains in top-floor flats, a survey will tell you what’s going on.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Charlton with this kind of roof, the hidden gutter is one of the first things to check.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

Why get it checked now?

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

To find out what your survey will cost, phone 07833 053749 or use the contact form and let us know about the roof. We’ll confirm the figure before booking.

Different roofs, different checks

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily, and standing water follows. They’re checked during the survey.

Shared chimney stacks

Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take between one and two hours on an ordinary house, or half a day or so for a commercial building. From the street, a London terrace typically shows only its front slope or parapet, so in Charlton we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • Jot down any questions you want answered
  • Keep pets in another room
  • Dig out any old roof reports or invoices

Landlord roof surveys in Charlton: local notes

About 1.9 miles west lies Queen's House, a reminder of how long the area around Charlton has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.

Take a building like Thorntree Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Charlton Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you look after a shop, office or commercial unit, for instance near Gallions Reach Shopping Park, a roof report helps plan work around trading rather than after a leak.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Ask residents to report damp right away
  • Survey the roof on a regular cycle
  • Don’t store items over the loft hatch
  • Arrange flat access beforehand

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.

Keep gutters and outlets clear, particularly on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

What this survey cannot tell you

A survey is a careful look at the let or shared roof, but it cannot do everything. Its limits include:

  • Walls, floors and services beyond the roof
  • Responsibility under a lease
  • The structure in the way a structural engineer would assess it

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.
