About our chimney survey in Vanbrugh Park Estate
If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we often find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We are often asked to look into cracked or missing flaunching and lifted or split lead flashings, across brick chimney stacks, flaunching and lead flashings.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Vanbrugh Park Estate are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Questions from Vanbrugh Park Estate
Does a conservation area affect roof work in Vanbrugh Park Estate?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Maze Hill station?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or email us.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.
Will I get photos?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.
Should I worry about a leaning stack?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.
What you can safely check yourself
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.
How the survey changes by roof type
Flaunching
Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.
What affects the price in Vanbrugh Park Estate
Several things affect the price of a survey:
- Chimneys, valleys, parapets and other details
- Whether it is a home or a commercial building
- How tall the building is and how easy the roof is to see
- Extra roofs, like extensions, dormers or garages
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.
Booking your survey
If you can, have these to hand when you contact us:
- Anything about access we should know
- Your timetable, such as an exchange date
- Where any leaks, stains or damp patches show inside
- What’s prompted the survey
Our phone lines are open seven days a week. For a price or to book, call 07833 053749 or drop us an email.
The survey, step by step
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. In Vanbrugh Park Estate, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- You get a written report with photos and recommendations by email.
Preparing for the visit
- Note where any stains or damp appear
- Make a note of anything you’d like us to look at
- If you’re buying, let the agent know when we’re coming

Leave it or get it looked at?
Loose pots and bricks on a stack are a safety concern. Finding them early means they can be dealt with before they come down by a roofer. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
Chimney survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What else we do in Vanbrugh Park Estate
What a chimney survey looks like in Vanbrugh Park Estate
Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Queen's House, about 0.7 miles west, show how far back building in the area around Vanbrugh Park Estate goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings like Wildwood Montessori School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you run a business near Lewisham Shopping Centre, a roof report helps plan work around trading rather than after a leak. If you own a rental within reach of Maze Hill station, the gap between tenancies is a good time to have the roof looked at.
