What a storm damage roof report looks like in Vanbrugh Park Estate

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where water gets in depends a good deal on what the roof is made of and how it is detailed. The wider area around Vanbrugh Park Estate has a long history of building, with Queen's House about 0.7 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you own one of the older houses in the streets near St John the Evangelist's Church, lead flashings, valleys and old chimneys are typical places for water to get in. Living close to East Greenwich Pleasaunce is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Storm damage roof reports for homes and businesses in Vanbrugh Park Estate

The Financial Ombudsman looks at three things when it considers a storm damage complaint: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. We survey flat roofs, flashings and chimney stacks, and common reasons people get in touch are gutters pulled loose in the wind and slipped or missing slates or tiles.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Vanbrugh Park Estate, we inspect what we can reach safely and are given access to. Tell us when the water shows, and in what kind of weather.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

When to book a survey in Vanbrugh Park Estate

Storms do not only affect pitched roofs. Coverings can tear or peel back at the edges, and water can pond where outlets are blocked. Our report covers flat and pitched roofs.

We’re often asked to look at:

  • Slipped or missing slates or tiles
  • Lifted or missing ridge and hip tiles
  • Torn or lifted flat roof coverings
  • New damp or leaks inside

Take a building like Wildwood Montessori School: tracing a leak on a big roof starts with where the water appears and works back.

Questions to ask before you book

  • Whether VAT is in the quoted price
  • Their report turnaround times
  • What the survey won’t cover
  • Is there a chance to talk the report through?

What’s in a roof survey

Vanbrugh Park Estate: your questions answered

Is parking a problem for a survey in Vanbrugh Park Estate?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Is my home in Vanbrugh Park Estate listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will explain what’s needed.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Just say which days work for you.

Can you tell me if my claim will be paid?

The decision is your insurer’s, not ours. Our report records what is damaged, with photos, and the likely cause, for you to give to your insurer.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep receipts for any emergency work
  • Write down when the storm hit and when you noticed damage
  • Keep any slates, tiles or debris that fall, if it’s safe to do so
  • Report the damage to your insurer as soon as you can

If a claim is declined and you disagree, the first step is a complaint to the insurer. After that, you may be able to take it to the Financial Ombudsman Service.

After a storm, look at the roof from the street or garden. Binoculars help you spot slipped slates or lifted ridges. Don’t go up a ladder to look.

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

How we price storm damage roof reports

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • House, block, shop or office
  • Any need for thermal images or a drone flight
  • How many separate roofs there are, like extensions, dormers and garages
  • The roof’s overall size

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you get in touch

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Where the property is, with the postcode
  • What kind of property and roof it is

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at a house, and longer if the damage is spread across a large roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. We photograph and record every area of damage we can see.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Have any paperwork from past roof work to hand
  • Have keys ready for side gates, garages or roof access doors

Advice

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A decision on your insurance claim
  • Repair costs or quotes for the work
  • What’s beneath slates, tiles or membranes

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before you book. The full list of what we check.
