Chimney survey in New Charlton: what you get
Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you are worried about eroded joints in the brickwork and a stack that appears to lean, we can find out what’s behind it.
London has a great many flats in converted houses and purpose-built blocks, so roofs are frequently shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
Nothing in the report is left vague: if work is needed, the report says so clearly.

When you need someone else
To be straight with you, a roof survey has limits:

- Whether a gas appliance or its flue is safe

How the survey works
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take between one and two hours for most homes, a little longer where there are several stacks. In New Charlton, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- You get a written report with photos and our recommendations.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Show us where any leaks or stains appear
- If it is not your property yet, arrange access through the agent

Different roofs, different checks
Chimney pots and cowls
Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.
Chimney breasts and the loft
Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.
When to book a survey in New Charlton
Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.
Common reasons to book include:
- Flaunching that has broken away
- Disused chimneys trapping moisture
- Worn or missing pointing
- Bricks with flaking faces
If you live in an older home near St Catherine Labouré, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details.
How long is the visit?
Most surveys take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. We’ll confirm the timing as you book.

Which parts of the chimney do you look at?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.
Chimney surveys in New Charlton: local notes
Historic houses such as Queen's House, about 1.8 miles west, show how far back building in the area around New Charlton goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Landlords with a home close to Charlton station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you run a business near Gallions Reach Shopping Park, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
