Our roof survey service in E16
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a close look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at worn lead at chimneys and abutments and blocked, sagging or leaking gutters, across clay and concrete tiles, natural slate and lead flashings.
After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Around Canning Town
Locally, jobs take us to homes and businesses close to Keir Hardie Park, The Tidal Basin Tavern and Rosetta Primary School and the streets around them. Also close by are St Cedd's Church (under half a mile north), Royal Docks Academy (0.5 miles south-east) and The Royal Docks Community School (0.5 miles south-east). Canning Town has its own railway station: Custom House station. A little further out are Greenwich Castle (2.8 miles south-west) and West Ham United Football Club Museum (1.4 miles north-east). For a walk, there’s Gilbert's Pit and Hollow Pond.
Roofs, chimneys and gutters across E16
Older homes across E16 often keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. Roofs in E16 are part of that picture.
Canning Town: If you own a rental within reach of Custom House station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as St Cedd's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Find records of any re-roofing or repairs
- Leave roof access to professionals
- Include dormers, porches and garages when booking
- Look for debris in the garden after high winds
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Do not block the vents at the eaves. Condensation builds up when air cannot move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
Leave it or get it looked at?
By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.
What to check before booking
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether they hold professional indemnity and public liability insurance
- Their track record with similar roofs
- Is VAT included in the price?
Common roof problems in E16
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
Signs worth acting on include:
- Slipped, cracked or missing slates and tiles
- Loose chimney pots
- Valley linings that have cracked or split
- Condensation or damp timbers in the loft

Do you use drones?

Do you test for asbestos?
No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
