Blackwall Roof Survey
Not sure what state the roof is in? We carry out roof surveys in Blackwall and across Greater London, with plain-English findings.
- Blocked, sagging or leaking gutters
- Torn or sagging underlay
- Loose chimney pots
Blackwall homes and their roofs
Blackwall is about 1 mile from the restricted area over the Isle of Dogs, where drone flights need permission from NATS. If your survey includes the drone, the address is checked against it before any flight. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Blackwall is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If your home is one of the older ones in the streets near All Saints Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Woolmore Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Blackwall is about 1 mile south-west of Canning Town, in Greater London. Blackwall is part of the area we cover across London and South East England. We cover towns and villages across Greater London, from the larger towns to small villages.
Surveys in E14, SE10 and E16 work the same way as everywhere else we cover. Local streets include Nutmeg Lane, Athol Square and Leamouth Road, and we cover them all. Being close to the A102 and A1206, Blackwall is simple for us to get to for roof surveys. Nearby, we also carry out roof surveys in Coldharbour (1 mile south-west), Leamouth (1 mile north-east), Limmo Peninsula (1 mile north-east), Poplar (1 mile west) and London Docklands (1 mile west). Within a short drive, we also cover London (4 miles west), City of Westminster (6 miles west), Marylebone (6 miles west), Kensington (9 miles west), St Pancras (5 miles west) and Shoreditch (3 miles north-west).

Roof survey in Blackwall
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are slipped, cracked or missing slates and tiles and worn lead at chimneys and abutments, on chimney stacks, natural slate and lead flashings.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Blackwall with this kind of roof, the hidden gutter is one of the first things to check.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Common roof problems in Blackwall
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
Typical things we’re asked to look at include:
- Ridge tiles that have lifted or moved
- Crumbling chimney pointing or cracked flaunching
- Debris building up in roof valleys
- Leaking gutter joints and downpipes
Landlords with a home close to Canary Wharf station may find that a dated record of the roof is useful when planning maintenance across a let.
Choosing a roof surveyor
- Whether VAT is in the quoted price
- Whether the loft is part of the inspection
- Whether any drone flown is registered with the CAA
- Their track record with similar roofs
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Questions from Blackwall
I let a flat near Canary Wharf station. Can you check the roof?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.
Can you fly a drone over a roof in Blackwall?
That depends on where the roof is and on the weather. The flight restriction zone around London City Airport covers Blackwall, or comes right up to its edge. We ask the airport for permission before flying there, and only fly if it’s given. The restricted area over the Isle of Dogs, where drone flights need permission from NATS, is about 1 mile from Blackwall. We check whether the address falls inside it, and if it does we apply for permission, which is not always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in high wind or heavy rain.
How much is a survey?
Prices start from £150, including VAT. We confirm the exact price before you book, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or drop us an email.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when you book and we will plan the survey around it.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
Do you need to get into the loft?
If there’s a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Look for debris in the garden after high winds
- Hold on to the report for future surveys
- Check we can open the loft hatch
- Ask about a flat roof on an extension or garage too
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.
What affects the cost of roof surveys
To price your survey, we check:
- Extensions, dormers and garages with roofs of their own
- Commercial roofs and larger buildings
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Roof survey starts from £150, including VAT.
Helping us price your survey
When you call or email, these details help:
- Any stains, drips or damp patches you’ve seen indoors
- Whether there is a loft hatch, a shared roof or tricky access
- Pictures from the garden or a window, if you have them
- Dates you’re working to, such as exchange
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.
Leave it or get it looked at?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, so you can compare it next time. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

How the survey works
Once we have finished looking, we write up our findings as a report with photos, emailed to you. As for time on site, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Surveys in Blackwall can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Leave side gates unlocked
- Find any records of previous roof work
