Leamouth questions
Do you survey roofs for landlords with property near Custom House station?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Does a conservation area affect roof work in Leamouth?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Are you insured?
Our cover is professional indemnity plus public liability.
Does the weather affect the survey?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.
Will you check the loft?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when booking and we’ll explain what’s needed.
Will you climb onto the roof?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
How a roof survey works in Leamouth
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We survey lead flashings, clay and concrete tiles and natural slate, and people most frequently book us about gutters that overflow in heavy rain and lifted, split or missing lead flashings.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Leamouth are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Prices for roof surveys in Leamouth
Not every roof costs the same to survey, for these reasons:
- Commercial roofs and larger buildings
- How tall the building is and how easy the roof is to see
- The package you choose: Basic, Standard or Premium
- The use of thermal imaging or a drone
Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Roofs, chimneys and gutters in Leamouth
The restricted area over the Isle of Dogs, where drone flights need permission from NATS, is about 2 miles from Leamouth. If your survey includes the drone, we check whether the address falls inside it before flying. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you run a business near Stratford Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take a building like St Luke's Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Signs you need a roof survey in Leamouth
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
Problems we come across frequently include:
- Leaning or weathered chimney stacks
- Gaps in the roof where coverings have gone
- Gutters that overflow in heavy rain
- Water stains on rafters and ceiling joists
Take an older house close to Church of St Luke: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What this survey can’t tell you
Before booking, it’s worth knowing what a survey will not do:
- What’s under the slates, tiles or felt
- Structural calculations (that’s a structural engineer’s job)
- Walls, floors and services below the roof
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and does not.

Why it is worth a survey now in Leamouth
Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. In Leamouth, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.

Checking the roof from the ground
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
The survey, step by step
We do not take risks to get a closer look. We inspect what can be seen safely, and anything we cannot see is noted in the report. The survey normally takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In Leamouth, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- Inside, we check the roof space where there is safe access.
- We email a report with photographs and recommendations.
How to prepare
- Show us where any leaks or stains appear
- Have keys ready for side gates, garages or roof access doors
- Move anything stored under the loft hatch
