Electronic leak detection for Leamouth homes and businesses

Electronic leak detection for homes and businesses in Leamouth

Not every flat roof suits electronic testing. Certain membranes conduct electricity, and some build-ups lack the layer the test needs below the membrane. We will say if ELD will not work on your roof at the start. Telling us what you know about the roof’s membrane and layers helps, like drawings or specifications. It saves a wasted visit. We’re often asked to look into repairs that haven’t stopped the leak and leaks at pipes, outlets or fixings, on commercial flat roofs, single-ply roofs and flat roof membranes.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Leamouth, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Questions from Leamouth

How do I find out if my home in Leamouth is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Leamouth?

It depends on the street. If Leamouth has controlled parking where you are, a visitor permit is the easiest answer.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Will you repair the leak?

No. We test the membrane and report. You get the breach locations with photos for your roofer to repair.

Can you find leaks on a covered flat roof?

Sometimes. It depends on the build-up and the layers above the membrane, and some may need lifting. We will discuss it before we quote.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. You will know roughly how long before we start.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

What electronic leak detection does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The extent of water in the insulation
  • Areas we cannot reach or that can’t be tested
  • Build-ups without a suitable layer below

If in doubt, call 07833 053749 or drop us an email and we will suggest the right survey before booking. What our survey covers.

What this survey covers

  • Green roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Single-ply roofs
  • Commercial flat roofs
  • Flat roof membranes

How the survey changes by roof type

Green and ballasted roofs

Green roofs and ballasted roofs cover the waterproofing. Some methods can work through these layers but it depends on the layers.

Liquid-applied waterproofing

Liquid-applied coatings form a seamless layer but holes and thin areas can occur. Suitability for ELD depends on the system.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What we’re asked to look at in Leamouth

On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in, so tracing it by eye is difficult.

A survey makes sense if you’ve noticed:

  • Leaks that return after repairs
  • Leaks through a covered membrane
  • Damage from equipment installers
  • Leaks through a flat roof with no obvious cause

Queen's House lies about 2.1 miles south, so building around Leamouth goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.

Before booking any roof surveyor

  • Whether the inside of the roof is included
  • How soon the report will arrive
  • How long they’ve been surveying roofs
  • What happens after the report arrives

Local flat roofs in Leamouth

Leamouth has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take an older house close to Church of St Luke: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Custom House station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes a length of time set by the membrane area and the build-up, which we set out in the quote. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Leamouth runs like any other.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. We send a report with photos of each breach so your roofer can repair it.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Note where any stains or damp appear
  • For flats, check roof access has been agreed

Why get it checked now?

Testing a new membrane before it’s covered is easier than tracing a leak later. Once layers are added, finding a breach is harder. In Leamouth, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.
