Landlord and commercial surveys in Leamouth

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Landlord roof surveys for homes and businesses in Leamouth

Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. We survey rented houses, gutters and downpipes and flat roofs on blocks, and common reasons people get in touch are ponding or splits on flat roofs and chimney stacks in poor repair.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Leamouth are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Landlord roof surveys in Leamouth: local notes

Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Queen's House about 2.1 miles south, Leamouth sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Custom House station may find that the gap between tenancies is a good time to have the roof looked at. If you look after a shop, office or commercial unit, for instance near Stratford Centre, a dated report on the roof is useful for planning and for any lease discussions. Living close to Bow Creek Ecology Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before booking.

What to let us know when you contact us

A few details help us suggest the right survey and price. When you contact us, let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, such as an exchange date
  • The type of building and roof, such as pitched or flat
  • Your postcode, so we can check access and travel

Getting a price is simple: just call 07833 053749 or email us and give us some details about the property and we’ll suggest the right survey. The price is agreed up front.

How the survey changes by roof type

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. We inspect them as far as it’s safe to see.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.

FAQs for Leamouth

Can a landlord with a rental near Custom House station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and let us know about the building.

Is parking a problem for a survey in Leamouth?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.

How long is the visit?

It typically takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. We will confirm the timing when booking.

How much does a landlord roof survey cost in Leamouth?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.

Why get it checked now?

Relying on what tenants report means relying on what they can see. A ceiling stain frequently means water has been coming in for some time. We check the roof, not just the symptoms. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • The structure in the way a structural engineer would assess it
  • Areas behind locked flats or blocked hatches
  • The rest of the building, as a RICS Level 2 or 3 survey would

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Blocks of flats
  • Converted houses
  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Flat roofs on blocks

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photos.

Before the survey

  • Leave side gates unlocked
  • Gather any invoices or paperwork from past roof work
  • If you are buying, check with the agent that we can get in

Arrange a survey

Not sure which survey you need? The easiest way is to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll explain the options and the price.
