How the survey changes by roof type

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we check them closely.

Landlord roof surveys for homes and businesses in Limmo Peninsula

We survey let and shared roofs in Limmo Peninsula and across London and the South East. Time on site usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can safely be seen, and by drone where it is applicable. You then get a report with photographs. We survey flat roofs on blocks, shared roofs and blocks of flats, and common reasons people get in touch are ceiling stains reported by tenants and leaking joints at party walls.

London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Limmo Peninsula, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Surveys for landlords and agents in Limmo Peninsula

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Deal with urgent items first
  • Hold on to old reports to compare later
  • Arrange flat access ahead of time
  • Keep roof surveys on a rolling plan

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Encourage residents to tell you about leaks or damp right away. Early reports let you act before damage spreads.

Landlord roof surveys around Limmo Peninsula

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Limmo Peninsula has a long history of building, with Queen's House about 2.1 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near Church of St Luke, its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces like Bow Creek Ecology Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you look after a building like St Luke's Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

What we do, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at a typical home, or half a day or so for a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Have any questions written down, so nothing gets missed
  • If you are buying, check with the agent that we can get in

Questions from Limmo Peninsula

Can parking be tricky for a visit in Limmo Peninsula?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Does a conservation area affect roof work in Limmo Peninsula?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you fly a drone over my roof?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Does the weather affect the survey?

Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Will the survey cover the whole building?

No. Our survey covers the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

How long will you be on site?

For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.
