Chimney survey in Limmo Peninsula

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. We are often asked to look into flaunching that has broken away and damaged chimney pots and cowls, on chimney breasts, lead flashings and chimney pots and cowls.

Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Limmo Peninsula are no exception. Shared chimney stacks and the lead around them are just as important to check.

Where we cannot see part of the chimney stack, the report says so. That way, it’s clear what was covered and what wasn’t.

What a chimney survey does not cover

A survey is a proper look at the chimney stack, but it can’t do everything. The main limits are:

  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a stack needs rebuilding on structural grounds
  • Gas safety checks, which need a Gas Safe registered engineer

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks
  • Flaunching
  • Chimney breasts
  • Shared and party-wall stacks

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. London terraces rarely offer a view of the whole roof from one spot, so in Limmo Peninsula we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

How to prepare

  • Note where any stains or damp appear
  • Check the loft hatch can be reached
  • Keep pets out of the way during the survey

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, call 07833 053749 or drop us an email.

Advice

How the survey changes by roof type

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.

Signs you need a chimney survey in Limmo Peninsula

Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

Typical things we’re asked to look at include:

  • Bricks with flaking faces
  • Flashings pulling away from the stack
  • Worn or missing pointing
  • Gaps in the mortar around the pots

Living close to Bow Creek Ecology Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

What to check before booking

  • What insurance they carry
  • Is there a chance to talk the report through?
  • How soon the report will arrive
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a roof survey includes

Limmo Peninsula homes and their roofs

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Limmo Peninsula has a long history of building, with Queen's House about 2.1 miles south. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you look after a shop, office or commercial unit, for instance near Stratford Centre, a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near Custom House station, the gap between tenancies is a good time to have the roof looked at.

Checking the roof from the ground

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Useful tips for Limmo Peninsula property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • File photos of the stacks with your home records
  • Find out whether changes to a stack need permission
  • Check that disused chimneys can still breathe
  • Have brackets on the chimney checked

After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Limmo Peninsula questions

I let a flat near Custom House station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Limmo Peninsula listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.

What happens next?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.
