Chimney survey in West Silvertown

Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. If you’ve noticed frost-damaged brickwork on the stack and unused flues sealed without airflow, a survey will tell you what’s going on.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in West Silvertown as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Roofs, chimneys and gutters in West Silvertown

The wider area around West Silvertown has a long history of building, with Queen's House about 2 miles south-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to St Barnabas' Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a shop, office or commercial unit, for example near Gallions Reach Shopping Park, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Common roof problems in West Silvertown

Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Typical things we are asked to look at include:

  • Signs that a stack is leaning
  • Redundant stacks capped without ventilation
  • Loose, cracked or missing pots
  • Damp patches on chimney breasts

If you live near a park such as Thames Barrier Park, or anywhere with mature trees, autumn leaves can block gutters and valleys.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • Whether any drone flown is registered with the CAA
  • Whether you can ask questions once you have the report
  • Their insurance cover

What a roof survey includes

Checking the roof from ground level

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes roughly 1–2 hours for most homes, a little longer where there are several stacks. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in West Silvertown runs like any other.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Surveys for landlords and agents in West Silvertown

West Silvertown: your questions answered

Is parking a problem for a survey in West Silvertown?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.

Can a landlord with a rental near Custom House station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or send us an email with the address and what you need.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where it applies. If part of a stack cannot be seen, the report says so.

Do you cover West Silvertown for chimney surveys?

Yes. Our area covers London and South East England, and that includes West Silvertown.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can decide with a builder what to do.

Are you insured?

Our cover is professional indemnity plus public liability.

What a chimney survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Hidden sides of a shared stack
  • Conditions inside walls

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
