How a gutter survey works in Limmo Peninsula
Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. Typical surveys look at brackets that have dropped or snapped and leaks at the gutter joints, across fascias and soffits, downpipes and valley gutters.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Limmo Peninsula are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Questions from Limmo Peninsula
Is my home in Limmo Peninsula listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is parking a problem for a survey in Limmo Peninsula?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
Do you test soffits or gutters for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you survey at weekends?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just phone 07833 053749 or send us an email to arrange it.
How much time does the visit need?
A visit usually takes about one to two hours at a typical home, and about three to four hours for a commercial roof. You’ll know roughly how long when we arrange the visit.
Will you check if gutters are causing damp inside?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

What a gutter survey looks like in Limmo Peninsula
Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Historic houses such as Queen's House, about 2.1 miles south, show how far back building in the area around Limmo Peninsula goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
If you look after a shop, office or commercial unit, for instance near Stratford Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Take a building like St Luke's Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Bow Creek Ecology Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

What a gutter survey doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s hidden inside a downpipe
- Damage hidden inside walls or behind boards
- Gutters out of sight from every safe vantage point
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.
What this survey covers
- Valley gutters
- Fascias and soffits
- Downpipes
- Outlets and hoppers
- Parapet and box gutters
- Eaves gutters
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Different roofs, different checks
Fascias and soffits
Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
What we do, step by step
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey usually takes between one and two hours for most houses, though large, tall or awkward roofs take more time. In a London area like Limmo Peninsula, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- Make sure pets are kept safely away
- Have any questions written down, so nothing gets missed
- Leave a clear route to the loft
Arrange a survey
Most bookings start with a short call: call 07833 053749 or drop us an email and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
Advice
For landlords and managing agents
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on any day of the week, which helps when tenants work during the week.
Why get it checked now?
It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
