Gutter survey in Custom House: what you get

We carry out gutter surveys in Custom House as part of our cover across London and the South East. On the day, we inspect everything that’s safely in view, from the ground, from windows and from the loft space. Time on site usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We’re frequently asked to look into leaks at the gutter joints and cracked or loose downpipes, on valley gutters, downpipes and parapet and box gutters.

London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Custom House as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Tips that help

From years of surveys, a few habits stand out:

  • Check the loft with care after heavy rain
  • Have overhanging branches cut back
  • Book gutter clearing once a year, more often near trees
  • Look for downpipes coming loose

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Have overhanging branches and climbing plants cut back from the roof by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

When you need someone else

We only report whatever is safely visible on the day, so there are some things a survey can’t cover:

  • Pipes below ground level
  • Rot or damp concealed behind fascias or inside walls
  • Hidden sections we can’t view safely

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What a survey covers and does not.

Surveys for landlords and agents in Custom House

Letting agents can arrange access with tenants. We survey on weekdays, Saturdays and Sundays, which can make access easier.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Leave it or get it looked at?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

What you get with us

Prices for gutter surveys in Custom House

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Roof area
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Booking your survey

Getting the details right at the start saves time. Please include:

  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • Dates you’re working to, such as exchange
  • Anything about access we should know

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

How the survey works

Once we have finished looking, we write up our findings in a report with photos, emailed to you. As for time on site, most surveys take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Surveys in Custom House can be booked for any day of the week. London parking is often by permit or pay-and-display, so it is useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • Move anything stored under the loft hatch
  • For flats, check roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors

Getting a price

Your questions about gutter surveys in Custom House

Can a landlord with a rental near Custom House station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will parking be an issue for a roof survey in Custom House?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is a CCTV drain survey included?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Will you fly a drone over my roof?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Custom House homes and their roofs

Historic houses such as Queen's House, about 2.3 miles south-west, show how far back building in the area around Custom House goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Custom House station, a dated record of the roof is useful when planning maintenance across a let. Homes near green spaces such as Thames Barrier Park can get more leaves in their gutters in autumn. If you live in an older home near St Matthew's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
