Questions from Royal Docks

Can a landlord with a rental near Custom House station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.

Is parking a problem for a survey in Royal Docks?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Is Royal Docks in your area?

Yes. Royal Docks is part of the area we cover, and the service is the same as everywhere else we work.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

When is the best time for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

What will the report tell me?

You get our findings in writing, part by part, with photos, finishing with recommendations. Points are put with the most urgent first where relevant.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Gutter survey in Royal Docks

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. Typical surveys look at soffits marked by water and valley or box gutters that overflow inside, across valley gutters, fascias and soffits and outlets and hoppers.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Royal Docks has one, it needs checking from somewhere that can actually see it.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Common roof problems in Royal Docks

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

Look out for signs like these:

  • Dripping or leaking gutter joints
  • Leaking or loose downpipes
  • Gutters packed with leaves or moss
  • Rotten fascias or stained soffits

The streets around a church like Church of the Ascension are often among the oldest in a place, and if your house is among the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • Whether the roof space is looked at, where there is one
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • When you’ll get the report
  • Their insurance cover

What a roof survey includes

Gutter surveys around Royal Docks

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Royal Docks is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses such as Queen's House, about 2.7 miles south-west, show how far back building in the area around Royal Docks goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Calverton Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you run a business near Gallions Reach Shopping Park, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What affects the price in Royal Docks

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Which survey package you book
  • The height of the building and how the roof can be seen safely
  • The size of the roof
  • Whether it’s a home or a commercial building

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Any photos you have, taken from the ground or a window
  • What’s prompted the survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Before and after the survey

A little preparation and a few simple habits help. Our tips:

  • Look for new stains on ceilings below valleys after rain
  • Have overhanging branches cut back
  • Watch the gutters during heavy rain
  • Ask for valleys and parapet gutters to be cleared too

If anything in the report is not clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get the gutters cleared every year, and more frequently if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Royal Docks runs like any other.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • If you are buying, let the agent know when we are coming
  • Unlock side gates and any roof access doors
