Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Shut pets inside while we fly
  • Allow for a change of day in poor weather
  • Make sure the loft can be reached
  • Check there’s room outside for the drone to take off

The Premium Survey includes an in-person consultation to go through what the drone showed. It’s a chance to ask about anything in the report.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.

About our drone roof survey in Royal Docks

A drone shows the outside of a roof very well, but it cannot see inside. We check the loft from inside where it is safe, because the underside tells its own story. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. If there’s no safe loft access, the report says so. We survey fragile roofs, tall and steep roofs and chimney stacks, and the problems we are asked to look at most are coverings that have slipped high up on the roof and moss building up on slopes and in gutters.

London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we’ve been asked to look at, in Royal Docks as anywhere. Let us know about the building and access as you book. The extra view helps most on steep slopes, tall stacks and rear additions.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Flying and imaging in Royal Docks

Royal Docks is inside, or right on the edge of, the flight restriction zone around London City Airport. We ask the airport for permission before flying there, and only fly if it is given. We fly a sub-250g drone and are a CAA-registered drone operator (Flyer ID and Operator ID). In the open category, flights stay below 120 m (400 ft) and within sight.

Take a building like Calverton Primary School: a drone or thermal camera can show a large roof in a single visit. Shop and office owners around Gallions Reach Shopping Park may find that big, flat commercial roofs are where aerial photos and thermal images help most.

Royal Docks is about 1 mile south-east of Canning Town, in Greater London. Leave it or get it looked at?

Faults on high roofs tend to be found late. By that stage the damage has spread inside. A drone survey finds them sooner. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

What you get with us

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Common questions in Royal Docks

Is my home in Royal Docks listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Can you fly a drone over a roof in Royal Docks?

The answer turns on the exact location and the conditions on the day. The flight restriction zone around London City Airport covers Royal Docks, or comes right up to its edge. We ask the airport for permission before flying there, and only fly if it’s given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How do I book a survey in Royal Docks?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

How long does the survey take?

That depends on the size and shape of the roof; most visits take about one to two hours at a house, including the airspace and weather checks before take-off. The written report follows by email.

When to book a survey in Royal Docks

Strong winds can lift slates, tiles and ridge pieces. It is hard to tell from below what has shifted. A drone shows what has slipped, lifted or gone.

It is worth booking a survey if you’ve seen:

  • Eroded pointing on a chimney stack
  • Hidden gutters full of leaves
  • Blistered or cracked flat roof coverings
  • Ridge pieces that have lifted

Historic houses such as Queen's House, about 2.7 miles south-west, show how far back building around Royal Docks goes. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera doesn’t touch the roof itself.

Questions to ask before you book

  • What insurance they carry
  • Whether VAT is added on top
  • What happens after the report arrives
  • How long the report takes to arrive

What a roof survey includes

The survey, step by step

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a visit in Royal Docks, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We start by checking the airspace and any restrictions at your address.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Agree roof access with the managing agent if it’s shared
  • Jot down any questions you want answered
