Your questions about roof leak investigations in Royal Docks

Can parking be tricky for a visit in Royal Docks?

Parking in Royal Docks, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is my home in Royal Docks listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How do you tell a leak from condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Roof leak investigation in Royal Docks: what you get

Our roof leak investigations cover Royal Docks and the wider South East. We visit on weekdays and at weekends. The investigation covers inside and out, from the stain to the likely entry points. You get a photo-illustrated written report and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then ring 07833 053749 or email us to arrange a visit. We survey valleys and parapet gutters, lead flashings and chimney stacks, and the problems we are asked to look at most are stains around a skylight and condensation that looks like a leak.

Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. A careful look in Royal Docks tells the two apart where the evidence allows. A written record with photographs helps you explain what was found to whoever deals with it next.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • Which survey package you book
  • The height of the building and how the roof can be seen safely
  • If the survey needs thermal imaging or a drone

For a price for your roof in Royal Docks, call 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.

What we need to know

To price your survey accurately, we will ask about:

  • What kind of property and roof it is
  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. In Royal Docks, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Advice

Different roofs, different checks

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Check whether pipes or tanks run near the stain
  • Let us know what has already been tried
  • Leave roof access to professionals
  • Clear the loft hatch so we can get in

If condensation is the cause, we explain it, with recommendations on ventilation. That avoids roof work that wouldn’t help.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

Royal Docks roofs and the weather

Queen's House, about 2.7 miles south-west, is one of the historic houses in the wider area around Royal Docks. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Each of these roof types has its own typical places for water to get in.

If you run a business near Gallions Reach Shopping Park, a leak can close part of a shop or office, so finding the cause quickly matters. If you look after a building like Calverton Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

What happens if roof problems are left?

Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Common roof problems in Royal Docks

Flat roofs fail with age and wear. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Things that often lead to a survey include:

  • Leaks below a flat extension roof
  • Staining around the chimney inside
  • Damp walls below an overflowing gutter
  • Water marks that spread in wet weather

If you own a rental within reach of Custom House station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
