Storm damage roof report in Royal Docks: what you get

What counts as a storm depends on your policy, though many use gusts of about 55 mph. Check your own policy wording. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. Each area of damage is photographed, and the report is yours to pass on. The claim decision rests with your insurer. If you are worried about ridge tiles that have come loose and damaged flat roof membrane, a survey will tell you what’s going on.

In London, leaks often start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Royal Docks, those hidden details are where the inspection begins. Water from a hidden gutter can run along joists and show up a room or two away.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Royal Docks roofs and the weather

Queen's House, about 2.7 miles south-west, is one of the historic houses in the wider area around Royal Docks. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Different coverings let water in at different points, which shapes where the search starts.

If you live near a park such as Beckton District Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you look after a building such as Calverton Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time.

Why get it checked now?

It’s useful to get a record soon after the storm, while the damage is fresh. Later weather and temporary repairs can make it harder to see what happened. In Royal Docks, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

When to book a survey in Royal Docks

Landlords and building managers often need a written record after a storm. It helps when explaining damage to a building owner or insurer.

Here are some of the things we see often:

  • Slates and tiles blown off the roof
  • Gutters pulled loose in the wind
  • Damage from fallen branches or debris
  • Torn or lifted flat roof coverings

Landlords with a home close to Custom House station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Which limits apply to the survey
  • Whether they hold professional indemnity and public liability insurance
  • Their drone registration, if they fly one

Questions from Royal Docks

Is parking a problem for a survey in Royal Docks?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

How do I find out if my home in Royal Docks is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you work in Royal Docks?

Yes. We survey roofs across London and South East England, and that includes Royal Docks.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

My storm claim was turned down. What now?

Complain to your insurer first. After that, the Financial Ombudsman Service may be able to look at it. Our report gives you an independent record of the roof, but we can’t say how it will turn out.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Roof by roof

Lead flashings

Wind can peel back flashings at abutments and stacks. Loose or damaged flashings are photographed and noted.

Ridge and hip tiles

Worn mortar under ridge tiles can let them lift in a storm. We note whether the mortar looks recently broken or long worn.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours at a house, and longer if the damage is spread across a large roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Royal Docks runs like any other.

  1. You tell us what happened and whether a roofer has made the roof safe.
  2. We check inside, including the loft where there’s access, for water damage.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. The report, with photos, is emailed to you.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Find any records of previous roof work
  • Note where any stains or damp appear

Advice

What a storm damage roof report does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • What your policy covers, which depends on its wording
  • What’s beneath slates, tiles or membranes
  • Acting for you with the insurer

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.
