Roof leak investigation in Cyprus
Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof often turns out to be the source. Parapet walls and their gutters are checked from wherever it’s safe. The findings are recorded with photos. If you’ve noticed water that shows only in certain storms and water dripping from rafters or underlay, we can find out what’s behind it.
In London, leaks often start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. Whether you are tracing a leak or recording storm damage in Cyprus, those are among the first places to look. Water from a hidden gutter can run along joists and show up a room or two away.
Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the leaking roof, any defects and our written recommendations.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Why it’s worth a survey now in Cyprus
A leak that returns after a repair usually means the real source wasn’t found. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

How the survey works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. For a visit in Cyprus, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Agree roof access with the managing agent if it’s shared
- Keep pets out of the way during the survey

What we cannot see
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- A promise to find every leak on a single visit
- Leaks from plumbing, tanks or pipework rather than the roof
- Faults hidden behind ceilings or boarding

Cyprus roofs and the weather
Historic houses like Eastbury Manor House, about 2.3 miles north-east, show how far back building in the area around Cyprus goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these roof types has its own typical places for water to get in.
Landlords with a home close to Woolwich station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a shop, office or commercial unit, for instance near Gallions Reach Shopping Park, a leak can close part of a shop or office, so finding the cause quickly matters.
Cyprus is about 2 miles east of Canning Town, in Greater London. We provide roof leak investigations for homes and businesses in Cyprus and the surrounding area. Cyprus is one of the places in Greater London we cover for roof leak investigations. You can also see our page for London.
Surveys in E6 and E16 work the same way as everywhere else we cover. If you need a roof leak investigation at a property on Strait Road, Harper Road and Trader Road or a nearby road, we can help. Other places close to Cyprus include Beckton (1 mile north-east), North Woolwich (1 mile south), Royal Docks (1 mile west), East Ham (1 mile north) and Custom House (1 mile west). We also work in nearby towns such as London (7 miles west), City of Westminster (9 miles west), Marylebone (9 miles west), Kensington (11 miles west), St Pancras (8 miles west) and Shoreditch (6 miles west).
Near you in Cyprus
Typical jobs here are in homes near Oasis Academy Silvertown, London Design and Engineering UTC and Beckton District Park. The nearest railway station is Woolwich station, about 1.3 miles south of the centre. Other landmarks nearby include Greenwich Castle (3.6 miles south-west) and Albert Dock Seamen's Hospital (1.1 miles west). For a walk, there’s Gilbert's Pit.
What we’re asked to look at in Cyprus
Valleys carry a lot of water. Split linings, slipped valley tiles or debris can send that water under the coverings. The stain may appear well away from the valley itself.
Typical things we are asked to look at include:
- Leaks that appear only in driving rain
- Condensation that looks like a leak
- Stains around a skylight
- Staining around the chimney inside
For an older house near a landmark such as St Michael and All Angels Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Cyprus: your questions answered
Is parking a problem for a survey in Cyprus?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Is Cyprus in the area you cover?
Yes, Cyprus is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or send us an email and let us know about the property.
Will you go up on the roof?
Not unless it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
Can every leak be traced?
Not every leak can be pinned down in a single visit. Many leave clear signs, but some only appear in certain weather. The report sets out what we found and the most likely routes.
How do I book a survey in Cyprus?
To book, call 07833 053749 or use the contact form and tell us the address and what you need to know. We’ll confirm the price and agree a day with you.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Useful tips for Cyprus property owners
You do not need to be a roofer to help. What helps most:
- Keep water away from lights and sockets
- Tell us if there are tanks or pipes in the loft
- Leave roof access to professionals
- Note the weather when the leak shows
Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.
After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.
