About our roof leak investigation in East Ham

Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. We follow it back towards where it starts. Patching the spot above the stain often misses the real cause. Tracing the route first means any work can be aimed at the right place. If you’ve noticed water that shows only in certain storms and condensation that looks like a leak, we can find out what’s behind it, whatever the roof.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we’re given access to in East Ham, inside and out. It helps to know when the water appears and in what weather.

The report records the leaking roof as we found it on the day. It is useful straight away, and a good reference for later, such as when you want to compare after future work.

Common roof problems in East Ham

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Signs worth acting on include:

  • Drips from nail tips in a cold loft
  • Stains around a skylight
  • Leaks that appear only in driving rain
  • Leaks below a flat extension roof

Shop and office owners around Gallions Reach Shopping Park may find that finding where water is getting in quickly keeps disruption down.

  • Which parts of the roof they’ll actually see
  • Is VAT included in the price?
  • What happens after the report arrives

What a good roof survey covers

How the survey changes by roof type

Flat roof upstands and outlets

The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Check whether pipes or tanks run near the stain
  • Catch drips in a bucket and protect the floor
  • Check the loft is accessible
  • Write down the wind direction and rain when it leaks

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention, so you know what to deal with first.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.

How we price roof leak investigations

All our prices include VAT. What changes the price is:

  • Whether it is a home or a commercial building

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

East Ham roofs and the weather

Historic houses such as Eastbury Manor House, about 1.9 miles east, show how far back building in the area around East Ham goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in East Ham is one of them, bay roofs, hips and later dormers each have their own details. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Anyone responsible for a site like St Michael's Catholic Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If your home is one of the older ones in the streets near St Bartholomew's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

What a roof leak investigation does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • The repair itself (the investigation finds and reports the cause)
  • Structural calculations (that is a structural engineer’s job)
  • Water from pipes, tanks or heating systems

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

What we check

  • Flat roof details
  • Lead flashings
  • Rooflights and dormers
  • Slate and tile slopes
  • Chimney stacks
  • Valleys and parapet gutters
  • The roof space

How the survey works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey normally takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. From the street, a London terrace typically shows only its front slope or parapet, so a visit in East Ham moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Keep pets in another room
  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices

Questions from East Ham

Can parking be tricky for a visit in East Ham?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Does a conservation area affect roof work in East Ham?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Are you insured?

Our cover is professional indemnity plus public liability.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it is part of the Premium Survey. It shows temperature differences, not water itself, so we confirm its findings with moisture readings.

Can you find a leak when it isn’t raining?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

What does a roof survey cost?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.
