About roof surveys in E12
Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We survey chimney stacks, lead flashings and flat roofs, and people most frequently book us about worn lead at chimneys and abutments and loose ridge or hip tiles.
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours for most homes, depending on how many separate roofs there are.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a photo-illustrated written report and recommendations.

Local landmarks in Manor Park
Around Manor Park, our work takes us to homes and buildings near Little Ilford School, St Mary's Church and Sir John Heron Primary School and the streets around them. Nearby too are Earl of Essex pub (less than half a mile west), Tyndale Academy (0.9 miles south-west) and Loxford Park (1.1 miles east). For rail, the closest station is Manor Park station, about 0.5 miles west of the centre. A little further out are Redbridge Museum (1 mile north-east) and Barking Community Hospital (2 miles south-east). Green spaces nearby include Hollow Pond and Ripple Nature Reserve.
Roofs, chimneys and gutters across E12
Across E12, we survey roofs for owners, landlords and agents, in East Ham, Ilford and Plashet and well beyond. Each report sets out what was seen, with photos and recommendations.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in E12 is checked against the Drone Safety Map first. Where permission is needed, the flight waits for it.
Manor Park: If yours is one of the older homes in the streets near St Mary's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. With Valentines Mansion about 1.6 miles north, the area around Manor Park has a long history. On a period home nearby, the survey separates sound original work from tired later repairs.
Roof by roof
Natural slate
Slate is common on older homes in London and South East England. Widespread slipping normally points to corroded nails, which we describe in the report.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
What happens if roof problems are left?
A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right.
Questions to ask before you book
- Is VAT included in the price?
- What happens after the report arrives
- Whether the roof space is looked at, where there is one
- How long the report takes to arrive
When you need someone else
In fairness, a roof survey has limits:
- Faults hidden behind ceilings or boarding
- Structural calculations (that is a structural engineer’s job)
- Walls, floors and services below the roof
How we price roof surveys
Several things affect the price of a survey:
- The roof’s overall size
- Height and safe access
- The number of roofs, including extensions and garages
- If the survey needs thermal imaging or a drone
Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Booking your survey
A few details help us recommend the right survey and price. When you contact us, tell us:
- Any photos you have, taken from the ground or a window
- Any deadline, like an exchange date
- The reason for the survey, such as buying, a leak or storm damage
- Where any leaks, stains or damp patches show inside
Most bookings start with a short call: call 07833 053749 or use the contact form. You’ll have a price before anything is arranged.
Rented homes, blocks and businesses
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps with budgets and planning.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the survey around it.
Questions from E12
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It doesn’t include structural calculations, which need an engineer.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll explain what’s needed.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. We also use views from the ground, windows and the roof space.
Can you look at a roof that’s joined to next door?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Is this a RICS survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Can you tell me how long my roof will last?
We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.
