How a roof survey works in East Ham
Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We’re often asked to look into torn or sagging underlay and gaps in the roof where coverings have gone, on clay and concrete tiles, the roof space and chimney stacks.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in East Ham has one, it needs checking from somewhere that can actually see it.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. In East Ham, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a written report with photos and recommendations.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Keep pets in another room
- Unlock side gates and any roof access doors

Advice
Different roofs, different checks
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
Natural slate
Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. We check for slipped, cracked and missing slates.
Common questions in East Ham
Can a landlord with a rental near Barking station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.
Will parking be an issue for a roof survey in East Ham?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
Do you test for asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Are you insured?
We are covered by professional indemnity and public liability insurance.
Do you need to get into the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
What’s the best way to book?
Just call 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Before and after the survey
Nothing here needs a ladder. Our suggestions:
- Take photos of any leaks as they happen
- Move stored items away from the loft hatch
- Have details of recent roof work to hand
- Include dormers, porches and garages when you book
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, so their quotes cover the same ground.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Roof surveys around East Ham
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The flight restriction zone around London City Airport covers East Ham, or comes right up to its edge. Where the drone is part of the survey, permission from the airport is needed first, and the flight only goes ahead if it’s given.
If you own one of the older houses in the streets near St Bartholomew's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Eastbury Manor House lies about 1.9 miles east, so building around East Ham goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. Trees in and around Beckton District Park shed leaves that can end up in nearby gutters.

Typical jobs here are in homes near The Miller's Well pub, Beckton District Park and The Service for Deaf and Partially Hearing Children. For rail, the closest station is Barking station, about 1.3 miles north-east of the centre. Well-known places in the area include Greenwich Castle (4.3 miles south-west) and Gallions Reach Shopping Park (1.6 miles south-east). Not far away are Ripple Nature Reserve and Hollow Pond.
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
What affects the cost of roof surveys
Not every roof costs the same to survey, for these reasons:
- Whether you choose the Basic, Standard or Premium Survey
- The type of building, from a house to a block or an office
- The number of roofs, including extensions and garages
- The roof’s overall size
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.
