About our electronic leak detection in East Ham

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use, and some may need lifting. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. If testing is not possible, we’ll say so. If you’ve noticed new membranes needing a check before handover and breaches hidden under paving or planting, a survey will tell you what’s going on, on roof terraces and balconies, single-ply roofs and green roofs alike.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in East Ham shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

What a survey costs

To price your survey, we check:

  • If the survey needs thermal imaging or a drone
  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Helping us price your survey

A little information up front helps. Please include:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • Dates you are working to, like exchange
  • Why you want a survey: buying, a leak, a storm or new work

To arrange a survey, phone 07833 053749 or email us with the address and what you’d like to know about the roof. We’ll confirm the price before booking.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Don’t leave water getting in
  • Test new membranes before covering them
  • Avoid repeated repairs without finding the cause
  • Tell us about the membrane and build-up if you know it

You receive a report showing where each breach was found, with photographs. Your roofer uses it to carry out repairs.

Keep people off the flat roof unless they need to be there. Many breaches come from foot traffic.

Your questions about electronic leak detection in East Ham

Do you carry out roof surveys in East Ham?

We do. The survey and report are the same in East Ham as anywhere else.

Is parking a problem for a survey in East Ham?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available as you book.

Can every flat roof be tested?

ELD does not suit every roof. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof won’t work, we will say so at the start.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

How is ELD priced?

We quote for each roof individually. Let us know about the roof and where it leaks, and ring 07833 053749 or email us for a quote.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What is electronic leak detection?

It uses an electrical current to find breaches in a flat roof membrane. A breach lets the current through so we can pinpoint it.

What we look for on each type of roof

Green and ballasted roofs

Green roofs and ballasted roofs cover the waterproofing. Some methods can work through these layers but it depends on the layers.

Liquid-applied waterproofing

Liquid waterproofing has no laps, but can still have thin spots or holes. Suitability for ELD depends on the system.

Why get it checked now?

Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. In East Ham, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your roof before booking.

What electronic leak detection looks like in East Ham

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Historic houses such as Eastbury Manor House, about 1.9 miles east, show how far back building in the area around East Ham goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as St Michael's Catholic Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. East Ham is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking. Landlords with a home close to Barking station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Surveys for landlords and agents in East Ham

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect more time on a big roof than a small one, and the build-up of the roof makes a difference too. Surveys in East Ham can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We confirm whether the roof is suitable for electronic testing.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. We send a report with photos of each breach so your roofer can repair it.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Mention any parking restrictions on your street
  • If the roof is shared, arrange access with whoever manages the building
