Electronic leak detection for Cyprus homes and businesses

Useful tips for Cyprus property owners

A survey works best with a little help from you, before and after. Tips:

  • Use boards when working on the roof
  • Find the breach before more patching
  • Keep a note of leaks after rain
  • Act on new leaks promptly

Keep the report with the roof’s records. It shows the condition of the membrane on that date.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.

How electronic leak detection works in Cyprus

A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. ELD tests the waterproofing directly, to find where it has been breached. We test and report and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. The results then follow in a written report with photos. If you’ve noticed waterproofing to test before it’s covered and leaking laps in the waterproofing, a survey will tell you what’s going on, on flat roof membranes, single-ply roofs and green roofs alike.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. In Cyprus, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report records the flat roof membrane as we found it on the day. It’s useful right away, and a good reference for later.

How it works

The aim of the visit is simple: to see as much of the flat roof membrane as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. In a London area like Cyprus, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.

  1. You tell us about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. We test the roof and locate any breaches.
  5. A report with photos shows where each breach is.

How to prepare

  • Check pets are kept safely away
  • Have any paperwork from past roof work to hand
  • Make sure the loft hatch can be reached

Landlords, agents and block managers in Cyprus

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Questions from Cyprus

Will parking be an issue for a roof survey in Cyprus?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is my home in Cyprus listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Does electronic leak detection work on all membranes?

It depends on the membrane and the build-up. Let us know what you know about the roof and we will check whether ELD will work.

How long does electronic leak detection take?

It normally takes more time on a big roof than a small one, and the build-up of the roof makes a difference too.

What is electronic leak detection?

A sound membrane blocks the test current, but a hole lets it through. That lets us find breaches that are too small to see.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Electronic leak detection in Cyprus: local notes

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. About 2.3 miles north-east lies Eastbury Manor House, a reminder of how long the area around Cyprus has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Woolwich station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For businesses in and around places such as Gallions Reach Shopping Park, a flat roof over a business is out of sight and out of mind until it leaks. A roof leak in a hotel or guest house around Cyprus means lost rooms as well as repairs.

Cyprus is about 2 miles east of Canning Town, in Greater London. Roofs in Cyprus get the same thorough look as anywhere else in Greater London. Across Greater London, we cover Cyprus and the places around it. Our London page covers surveys nearby.

All of E6 and E16 is covered for electronic leak detection. Local streets include Strait Road, Harper Road and Trader Road, and we cover them all. Neighbouring places we cover for electronic leak detection include Beckton (1 mile north-east), North Woolwich (1 mile south), Royal Docks (1 mile west), East Ham (1 mile north) and Custom House (1 mile west). Larger places within reach include London (7 miles west), City of Westminster (9 miles west), Marylebone (9 miles west), Kensington (11 miles west), St Pancras (8 miles west) and Shoreditch (6 miles west).

What electronic leak detection doesn’t cover

In fairness, a roof survey has limits:

  • Some conductive membranes
  • Fixing the holes we find
  • Areas we can’t reach or that cannot be tested

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Single-ply roofs
  • Roof terraces and balconies
  • Commercial flat roofs
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Green roofs

What affects the price in Cyprus

To price your survey, we check:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • The number of roofs, including extensions and garages
  • Features like valleys, chimneys, dormers and parapets

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

What to let us know when you contact us

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or drop us an email.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
