New roof snagging for homes and businesses in Cyprus
We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. We check the underlay at the eaves where it is visible as well as the gutters. You get a photo report of what we found. We also note debris left behind and any damage to other parts of the building. We are often asked to look into vents that weren’t fitted or are covered and underlay at the eaves left exposed, across replacement roofs, flashings and valleys and loft conversions and dormers.
In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Cyprus, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease normally says who looks after the roof.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

Your questions about new roof snagging in Cyprus
Will parking be an issue for a roof survey in Cyprus?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
Do you carry out roof surveys in Cyprus?
Yes, Cyprus is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Will you deal with my roofer if there’s a problem?
No, we report on the roof and don’t take sides. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Will you go up on the roof?
Only if it is safe. We look at everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.
What’s the price of a snagging inspection?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or email us for a price.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Honest limits
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Details hidden from sight
- Whether the roof will leak in future
- Fixings and underlay hidden under the coverings
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What we look at

Surveys for landlords and agents in Cyprus
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.
When to book a survey in Cyprus
A roof is hard for most owners to see properly. From the pavement, many faults are invisible and you may be asked to pay anyway.
These are some of the problems a survey can pick up:
- Flashings not properly dressed or fixed
- Damage to other parts of the building
- Ridge and hip tiles not properly fixed
- Underlay at the eaves left exposed
If you live in an older home near St Michael and All Angels Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
What to check before booking
- Their insurance cover
- What the survey will not cover
- Whether VAT is in the quoted price
- Which viewpoints they use to see the roof
Why get it checked now?
A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through during the first winter. Spotting them early gives the roofer a chance to put them right. In Cyprus, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

What we do, step by step
Once we have finished looking, we write up our findings as a photo-illustrated written report. As for time on site, it usually takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- First, we note any deadlines and concerns.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- We send a written report you can pass on.
Before the survey
- Jot down any questions you want answered
- Leave side gates unlocked
- Have any paperwork from past roof work to hand

Buying a home or a new roof in Cyprus
Historic houses such as Eastbury Manor House, about 2.3 miles north-east, show how far back building in the area around Cyprus goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
Controlled parking zones are common in London, so mention any permit rules for Cyprus, along with any off-street space. If you let a flat or house near Woolwich station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What affects the price in Cyprus
We confirm the exact price before you book. These are the things that affect it:
- House, block, shop or office
- The package you choose: Basic, Standard or Premium
- How big the roof is
- Whether thermal imaging or a drone is needed
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
What to let us know when you get in touch
The more you let us know, the easier it is to price the survey. When you get in touch, it is useful to mention:
- Photos of the roof, taken safely from ground level or a window
- The reason for the survey, such as buying, a leak or storm damage
- Whether there’s a loft hatch, a shared roof or tricky access
- The style of property, from a terrace to a block
When you’re ready to go ahead, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.
