Chimney survey in Cyprus, Greater London
Know where you stand with the chimney stack before you spend money on it. We carry out chimney surveys in Cyprus.
- Unused flues sealed without airflow
- A chimney out of line
- Worn or missing pointing
How the survey changes by roof type
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.
Rendered stacks
Cracked render can let water in and trap it behind. Cracks are photographed and noted.
About our chimney survey in Cyprus
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. We survey chimney pots and cowls, flaunching and chimney breasts, and the problems we are asked to look at most are disused chimneys trapping moisture and spalled or crumbling bricks.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Cyprus with this kind of roof, the hidden gutter is one of the first things to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Surveys for landlords and agents in Cyprus
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.
Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether a stack needs rebuilding on structural grounds
- What’s inside the brickwork or behind render, without opening up
- Whether a gas appliance or its flue is safe
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Chimney surveys around Cyprus
About 2.3 miles north-east lies Eastbury Manor House, a reminder of how long the area around Cyprus has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take a building like Winsor Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Trees in and around Beckton District Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Take an older house close to St Michael and All Angels Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.
Cyprus is about 2 miles east of Canning Town, in Greater London. Cyprus gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Greater London, from the larger towns to small villages. For surveys nearby, see our London page.

Useful tips for Cyprus property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Keep the report to compare against at the next survey
- Check with the council before altering a stack in a conservation area or on a listed building
- Keep track of stains on chimney breasts
- Book a sweep for flues that are in use
Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.
Look at your chimneys from the ground now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
The survey, step by step
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where it applies. The survey normally takes an hour or two for most houses; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- We look for damp on chimney breasts and in the roof space.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- For flats, make sure roof access has been agreed
- Leave a clear route to the loft
- Keep pets inside or away from the areas we are looking at

Related advice
Cyprus questions
Do you survey roofs for landlords with property near Woolwich station?
Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.
Does a conservation area affect roof work in Cyprus?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
What does a chimney survey cover?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.
How long will you be at the property?
It normally takes about 1–2 hours for most homes, a little longer where there are several stacks. You’ll then get the report by email.
